Over the twelve months ending October 15, 2026, the $450,000 to $499,999 range had the least supply of any Paige price range with a reading.
In my read, that range is the strongest case for listing now, even though it reads as a buyer’s market on the twelve months, as Paige does overall, with 52.0% of the homes for sale already cut. A price point changes which market a home is in. In Circle D, where nothing is for sale, a seller starts with no listed neighbor at all.

15 Paige homeowners have trusted my real estate team to sell their home, and that count doesn’t include a single buyer we’ve represented. Everything on this page comes from the same MLS record we used to price those homes.

Paige’s year was close to flat on sales, and that alone is not a reason to list now. In my read, your price range carries more of the answer; the year against the year before is on Paige sellers: how much can the Circle D sales tell you about your home?
The chart below puts the latest quarter next to the same quarter a year ago.
Contracts are being written. As of today, 2 Paige homes are active under contract and none is pending.
That is a small number beside the 25 homes for sale, and counts this small cannot carry much weight on their own. What the rest of the record can and cannot tell a seller is on Paige sellers: how much can the Circle D sales tell you about your home?
Paige reads as a buyer’s market overall, yet your price point can put you in a different market from the town’s. No range reached 10 sales in the last three months, so the readings below all come from the twelve months.
These ranges have enough twelve-month sales to carry a reading:
All of them match the town, so the reading alone does not separate them. Supply does.
The $450,000 to $499,999 range stands out. Only 1 home is for sale there and it has not cut, while the town as a whole carries 9.1 months on the twelve months. The reading comes from what buyers paid against the first price and supply only counts homes, which is how a range can read as a buyer’s market and still leave a listing with little to compete against.
Every other range had 2 sales or fewer over the twelve months, so a home at those prices leans on the town reading and a walkthrough.
In Paige, 52.0% of the homes for sale ask less than they first did. Who holds those cuts is on Is your Paige competition a builder, or the resale that already cut?
The cuts reach from the lowest-priced homes for sale to the highest, and no price range holds more than 2 of them.
A listing that opens at a high first price is priced against sellers who have already conceded, and the timing question becomes whether your number looks like theirs or like what closed. Why some listings reach a contract and others do not is on What must a Paige listing do to win a contract with so many homes for sale?
In my read, a home with repairs an inspector would flag has a reason to wait. Fix those, then list.
Holding out for a higher price is a different plan, and these figures cannot support it. They measure one period and say nothing of what a later date would bring.

A buyer’s market for the town can hide a different reading at your price, so I start with the range. If that is you, the fastest way to know is to run your address.
For what a buyer would pay for your house, see What should set your Paige price: appraisal, listings or recent sales?
A seller in Circle D lists with no neighbor for sale, since none of the subdivision’s homes is on the market, and a seller in Circle D East joins 4 homes already listed.
So for your house: which would a buyer find easier to believe, your first price or the price of the nearest listing that has already come down?
