In the twelve months ending October 15, 2026, Circle D was the busiest subdivision in Paige, and its homes sold at a typical $317,500 against $370,000 for the town as a whole.
For the three months ending October 15, 2026, Paige reads as a buyer’s market, with homes closing at 90.5% of original asking, though a price point changes which market a home is in. In my read, price from the sales nearest your street and check them against the homes for sale beside you, because the town’s record is thin.

15 Paige homeowners have trusted my real estate team to sell their home, and that count doesn’t include a single buyer we’ve represented. Everything on this page comes from the same MLS record we used to price those homes.

Last updated October 16, 2026. Sales data covers the 90 days ending October 15, 2026 and the twelve months ending the same day (Unlock MLS via MLS Grid); listing inventory as of October 16, 2026.
Paige reads as a buyer’s market for the town as a whole. Homes closed at 90.5% of their original asking price in the three months, under the 94% line where a market starts to read balanced. A price point changes which market a home is in, so this is the reading for the town and says little about a single street.
The base is small, so I checked the year. Only 5 homes closed in the three months, and the twelve months, with 33 closings, read as a buyer’s market too. Summer is the strongest selling season, and these three months run from mid-July to mid-October.
Supply points the same way, with 15.0 months of inventory against 6.0 for the Austin metro. Months of inventory is how long it would take to sell every listed home at the recent pace of sales if no new homes arrived. The chart below sets Paige beside nearby towns and the metro on that measure.
Circle D leads the town on sales. It closed 10 homes over the past twelve months, its typical home was built in 2013, and it has no homes for sale today, so a Circle D seller has the most sales to point to and no neighbor listed beside them.
Pine Valley closed 3 homes over the same twelve months and has none for sale.
Circle D East closed 2 and has 4 for sale, the most of any subdivision on the twelve-month list.
Every other subdivision on the twelve-month list closed 2 homes or fewer, so for most of Paige the nearest sale is a single sale, and I treat it as one data point and nothing more.
The table below sets Paige beside the Austin metro for the last three months, with homes for sale as they stand today.
Table 1. Paige compared with the Austin metro. Sales are from the 90 days ending October 15, 2026; homes for sale are as of October 16, 2026. “Failed to sell” means the listing expired or was withdrawn without selling. Source: Unlock MLS.

The gap shows in what buyers paid against the first price. Metro buyers paid 94.3% of original asking, which reads balanced, and Paige buyers paid 90.5%.
The median sale price was $430,000 over the three months and $370,000 over the twelve months. With so few sales behind the first number, I read the second, and I read price per square foot, not the median, for direction.
Closings were 33 over the past twelve months, against 31 over the twelve months before, up 6.5%.
The latest quarter reads differently. Paige had 5 closings in the last three months, against 9 in the same three months a year earlier, down 44.4%. With counts this low, one or two closings move a percentage, so I give the year more weight than the quarter.
Prices are lower than a year ago: price per square foot was $213 over the twelve months ending October 15, 2026, against $224 over the twelve months before.
What that means for your own price is on What should set your Paige price: appraisal, listings or recent sales?
Builders are a small part of Paige. They hold 4.0% of the homes for sale, a single builder listing in Circle D East, and the MLS carries no builder name on it. None of the homes that closed in the three months was a new build.
That leaves a seller competing mostly with other resales, on condition, on price position and on the cuts already made nearby. The listing itself and the resales around it are on Is your Paige competition a builder, or the resale that already cut?
The thin record comes first. No price range reached 10 sales in the three months, so I read each range on the twelve-month basis and name it every time, and a single closing can move any town figure.
The second is pricing from the asking prices around you. A listing’s ask is what its seller hopes for, and 52.0% of the homes for sale have already come down from their first price. How asking and sold prices differ is on What should set your Paige price: appraisal, listings or recent sales?
The third is a listing that never reaches a contract. The record cannot say why any one listing failed, and the sales that did close are laid out on What must a Paige listing do to win a contract with so many homes for sale?
If timing is the question, start with Is there a Paige price range where listing now beats waiting? If you want to know which homes your buyer sees next, go to Is your Paige competition a builder, or the resale that already cut? For a listing that has not found a buyer, go to What must a Paige listing do to win a contract with so many homes for sale? For what a buyer would pay for the house itself, go to What should set your Paige price: appraisal, listings or recent sales?
The town reading sets the direction, and your price range and your subdivision decide how much of it is yours. Running your address shows which reading applies. No price range reached 10 sales in the three months, so I compare each range with the town’s twelve-month reading, a buyer’s market.
Whether these readings mean listing now or waiting is on Is there a Paige price range where listing now beats waiting?
A seller in Circle D can point to 10 sales over the past twelve months and has no listed neighbor.
A seller in Circle D East has 2 sales to cite and 4 homes already for sale in the same subdivision.
Ask it of your own house: if the nearest sale is the number a buyer quotes back to you, what would you change before you list?

Chris Watters’s position, stated September 9, 2026. WIR does not forecast prices; the figures on this page are one period’s measurements.
There is pent-up demand in the market. Tons of buyers on the sidelines not purchasing. This is because there is a lack of alignment between the sellers’ personal wants and what a buyer can afford. Affordability has been severely impacted because of interest rates. Interest rates and home prices move in opposite directions in most instances. However, unlike Wall Street, the market is not that fluid. But in reality, it should be.
In my read, that gap shows in Paige’s numbers: 25 homes for sale today and 5 sales in the last three months.

Primary records used: Unlock MLS (ACTRIS) listing and closing records via MLS Grid for Residential properties in the MLS city of Paige; ZIP rows in the MLS cover the whole ZIP regardless of city, so this page reports the city and gives no ZIP table for 78659. The Bastrop Central Appraisal District holds the record for any specific parcel. Known unknowns: WIR’s New Construction Inventory sheet carried no rows for Paige builders or communities when it was read, so this page publishes no builder price range, incentive or rate; Paige has no neighborhood pages yet; the price-range table is left off because no range reached the sales count the table requires; and the MLS does not record why an individual listing failed to sell.
You get the sales and listings nearest your home, how your subdivision has done over the twelve months, and a walkthrough before any pricing talk.
