Top-Rated Real Estate Agents for Texas Buyers and Sellers

Is your Lockhart resale worth more per square foot than a new build?

Quick answer

In the three months ending October 15, 2026, Lockhart resales sold for a median $184 per square foot and new builds for $159, though new builds sold for the higher median price. In my read, price per square foot is the fairer comparison, since it sets aside how much house each buyer got, and the dollar gap should not be read as new builds being worth more. Your own number depends on your home’s size, condition and price range, and on whether a buyer also tours a new build in Summerside or Juniper Springs.

What are builders asking per square foot in Lockhart right now?

Builder listings ask a median $167 per square foot, and resale listings ask $205.

Summerside and Juniper Springs are the two busiest subdivisions, and both are builder communities, so a buyer there weighs a resale against a finished new home. Asking figures and closed-sale figures are different computations, so I read each on its own. Most listings of both kinds have already cut their price, which is one more reason to treat an asking figure as the start of a conversation with a buyer.

Is a Lockhart home worth less than it was a year ago?

The typical Lockhart home sold for $282,000 over the past twelve months, lower than the $295,000 of the twelve months before.

Price per square foot was lower too, $163 against $171.

That runs the wrong way for a seller anchored to last year’s number, because a comp from a year ago can overstate what a buyer pays now.

The latest three months show a higher median than a year ago, $316,950 against $255,000 in the same three months last year, while a square foot sold for $164 against $162. The dollar median moved much more than the price per square foot, so I weigh price per square foot first. The timing question is on How do you time a Lockhart sale when most listings have cut their price?

Does my price range change what buyers pay?

It does. Of the four ranges with enough sales, only $300,000 to $349,999 reads balanced, and your own street and condition can move the result. Is my appraised value what a buyer will pay?

The appraisal district’s number exists for the tax roll, and the number a buyer pays is the one in the contract. I do not predict how either will come out for your house. Sold comps in your subdivision are last season’s sales, and the homes for sale beside yours are the prices a buyer can walk into this week.

Does your Lockhart home compare well with a new build?
