Top-Rated Real Estate Agents for Texas Buyers and Sellers

How do you time a Lockhart sale when most listings have cut their price?

Quick answer

In my read, a Lockhart seller should list now if the home is move-in ready and priced to the closings of the three months ending October 15, 2026. Right now 7 homes are active under contract and 35 are pending, so buyers are still choosing houses. The answer changes by price range and by whether Summerside or Juniper Springs, the two busiest subdivisions, sit near your home.

Has waiting paid off for Lockhart sellers?

Only 8.3% of the homes that sold closed at or above their original asking price, so most sellers took less than their first number. In my read waiting has not paid off for most of them, and last year’s sale is no forecast for yours.

Are Lockhart buyers still buying?

Buyers are still choosing houses. Right now 7 homes are active under contract and another 35 are pending, which means a buyer has already picked each one.

What happens to Lockhart sellers who start high?

Cuts are common here. In Lockhart, 59.7% of the homes for sale are priced below their original asking price.

Builders and resale sellers have both cut, and most listings of each kind are below their first price, so a buyer is comparing you with prices that have already come down.

For most sellers the first number was not the last. Why some listings wait months is on Why do some Lockhart homes sell in weeks while others wait months?

Does my price range change the answer?

The town as a whole reads as a buyer’s market, and your range can read differently. Table 1 shows the four ranges with enough sales in the last three months to read.

Table 1. Lockhart homes by price range. Sales are from the 90 days ending October 15, 2026; homes for sale are as of October 16, 2026. A range is a seller’s market when homes sell for at least 97% of their original asking price, balanced from 94% to 97%, and a buyer’s market below 94%. Each reading is for that price range only; a different price point changes which market a home is in. Only price ranges with at least 10 sales in the last 90 days are shown. Source: Unlock MLS.

The $300,000 to $349,999 range is the only one that reads balanced, at 94.6% of original asking. How long each range takes to reach a contract is on Why do some Lockhart homes sell in weeks while others wait months?

The $200,000 to $249,999 range reads as a buyer’s market for that range, at 93.6%, just under the line for balanced.

The $250,000 to $299,999 range also reads as a buyer’s market for that range, and it has more homes for sale than any other range.

At $450,000 to $499,999 homes closed at 87.4% of original asking, the lowest of the four.

Months of inventory there is 3.5, which sounds tight, so I read the range on what buyers paid, and by that measure it is a buyer’s market for that range.

For $350,000 to $399,999 and $400,000 to $449,999, closings in the last three months were too few to read.

How do the builders affect my timing?

Builders hold 32.1% of the homes for sale in Lockhart, and Perry Homes and Lennar list the most. If your home is near Summerside or Juniper Springs, where builders sell, a buyer has new homes to weigh against yours, and that matters more to your timing than the town figures do.

Sell now, or wait? Which one fits your home?

The town reads one way and your price range can read another, so I sort a home by its range before answering. If that is you, the fastest way to know is to run your address.

Your situation

Lockhart has buyers, and the sellers they are choosing between have mostly cut already. Your range decides how much room you have, and whether Summerside or a Juniper Springs builder is on the buyer’s list decides the rest.

For your home, the question is this: if you listed this month at a price the closings in your range support, which houses would a buyer compare yours with, and would yours win that tour?
