Do Lockhart prices say more about Summerside than about your house?

Quick answer

In the three months ending October 15, 2026, Lockhart read as a buyer’s market for the town overall. In my read the town figures lean on Summerside, a builder community that closed 77 homes over the past twelve months, more than any other subdivision, at a median $222,990. A price point changes which market a home is in.

What kind of market is Lockhart for a homeowner thinking of selling?

Lockhart is a buyer’s market for the town overall. Homes closed at 91.7% of their original asking price over the last three months, and the rule I use puts anything under 94% in that category. A price point changes which market a home is in, and the range table is on How tight is the 78644 market compared with Kyle, Bastrop and San Marcos?

Supply is a little tighter than the metro’s, at 5.6 months of inventory. Months of inventory means how long it would take to sell every home on the market if no new ones came on. I read the market on what buyers paid first, and metro buyers paid 94.3% of original asking, so the tighter supply does not change the reading.

One ZIP code, 78644, covers Lockhart here, and its figures match the town’s, with the same 134 homes for sale. The chart below sets 78644 beside the Austin metro on months of inventory.

How much of the Lockhart market is new construction?

Builders hold almost a third of the homes for sale in Lockhart, 32.1%, and Perry Homes and Lennar list the most.

New builds made up 48.6% of closings in the last three months, so sales split almost evenly between new and resale. Summerside and Juniper Springs were the two busiest subdivisions over the past twelve months, and both are builder communities.

The town figures lean on those two, which is why an older home in Meadows at Clear Fork or South Park Place has to be read against its own part of town. Only 19 homes that sold in the last three months were built before 2000, so a seller of an older house has few recent sales of its own kind to point to.

How do Lockhart closings compare with a year ago?

Fewer homes closed over the year: 277 in the past twelve months against 296 in the twelve months before.

The last three months ran the other way, with 72 closings against 68 in the same three months last year, which tells me buyers are still here.

What are the biggest risks for a Lockhart seller right now?

The first is joining a crowd that has already conceded. Most homes for sale in Lockhart are priced below where they started, so a seller who opens high is asking a buyer to pick a house that has not moved over several that have.

The second is anchoring on last year’s price. A neighbor’s sale from a year ago belongs to the earlier period in the comparison above, and a buyer prices your house against what is for sale now.

The third is reading the town as one market. The $300,000 to $349,999 range reads balanced for that range while the town reads as a buyer’s market, so a seller there stands in a different market from the one this page describes.

Does this market report apply to your home?

A town report is a starting point. Run your address to see how your part of Lockhart differs from it.

Your situation

Summerside and Juniper Springs lead the sales, older communities such as Parkway and South Park Place sell rarely, and most sellers have already cut. A town report cannot tell you which of those a buyer will weigh your house against.

So the question for your house is specific: at the price you would open at, which recent Lockhart sale would a buyer put beside yours?

Are buyers sitting out the Lockhart market?

Chris Watters’s position, stated September 9, 2026. WIR does not forecast prices; the figures on this page are one period’s measurements.

There is pent-up demand in the market. Tons of buyers on the sidelines not purchasing. This is because there is a lack of alignment between the sellers’ personal wants and what a buyer can afford. Affordability has been severely impacted because of interest rates. Interest rates and home prices move in opposite directions in most instances. However, unlike Wall Street, the market is not that fluid. But in reality, it should be.

The gap shows in Lockhart’s listings: 59.7% of the homes for sale are priced below where they started.
