Florence homes closed at 89.2% of original asking in the three months ending October 15, 2026, a buyer’s market for the town overall, though a price point changes which market a home is in. In my read, list now and set the first price from the closings nearest your home’s own price and size.

The figures on this page describe the public side of this market, the sales that were listed in the MLS. Above $1M in the Austin area, a large share of sales are never listed there and never appear online.
Those sales trade on a broker-to-broker private network, and I am a participating broker. Only the agents and brokers who do most of the business at this price point use it, and a surprising number of agents do not know it exists because they do not sell in this range. It covers homes, lots, ranches and condos priced over $1M, and much of it is waterfront or in the Austin core, West Austin, Westlake and Rollingwood, where prices run past $1.5M.
Sellers and their brokers use it for privacy: no public photos or floor plans, and no showings to buyers who have not been qualified.

14 Florence homeowners have trusted my real estate team to sell their home in the MLS, and that count doesn’t include a single buyer we’ve represented. Everything on this page comes from the same MLS record we used to price those homes.

Buyers are still contracting in Florence. Right now 2 homes are active under contract and another 5 are pending, which means buyers have already chosen those houses and the sales are on their way to closing.
New listings keep arriving beside them, and builders such as GFO Home and Chesmar Homes are among the sellers, so a buyer in Florence has resales and new construction to choose from.
Closings are up over the year. Florence closed 48 homes over the past twelve months, against 20 in the twelve months before, so more buyers are finishing purchases. The chart below compares this season with the same three months last year, which had only 3 closings, so it says little about demand.
Only 15 closings across the whole town stand behind the three-month reading, and most price ranges had one sale or none in those months. So I use the three months to see where buyers are now, and I price your home from the closings nearest its own price and size, whichever period they fall in.
The twelve-month reading is 96.4% of original asking, and why it differs from the three-month reading is on Is the Florence median sale price a fair guide to what your home would sell for?
Many Florence listings have already come down. A buyer today meets homes that have conceded once, and the count of them is on Why have so many Florence sellers already cut their price while others sold fast?
The closings agree: the typical sale came in under the first number over both the last three months and the past twelve. How prices moved over the year is on Is the Florence median sale price a fair guide to what your home would sell for?
Florence is small, so I sort a home by price range only where the sales support it. One range does: $1,000,000 to $1,249,999 reads as a seller’s market for that range alone on the twelve-month basis, and a price point changes which market a home is in, since the town reads balanced on that same basis.
That reading belongs to that range alone, and it rests on a small number of sales. Builders list there too, so a seller in that range is priced beside new homes. Who is listing, and at what price, is on Could Chesmar Homes or GFO Home change what your Florence home can ask?
Every other range had too few sales for its own reading, in three months or in twelve. If your home would list in one of them, the town’s twelve-month reading is the nearest guide, and the three-month reading is the cautious one.
Builders list in some ranges and not in others, so the effect on your timing depends on whether a new build asks near your number. A seller in Feathergrass, the one subdivision name the MLS carries on builder listings, has new construction as part of the competition. A seller in Florence City, an older community, is more likely to be priced against other resales.
What a buyer would pay for your home beside a new build is on What is your Florence home worth when new builds in town ask such different prices?
Your home’s price range can point a different way from the town, so check it before you decide. If that is you, the fastest way to know is to run your address.
Florence has buyers, and a seller who reads the town as one market is the likeliest to misjudge it. Your price range and your subdivision, whether that is Feathergrass or Florence City, decide which record applies to you.
For your home, the question is this: at the price you would list, which recent sales stand closest to it, and did they close near their first price?
