Top-Rated Real Estate Agents for Texas Buyers and Sellers

Does last year’s price still tell you what your Del Valle home is worth?

Quick answer

In Del Valle, a square foot sold for $174 over the twelve months ending October 15, 2026, against $186 in the twelve months before. In my read, last year’s price therefore does not settle your number, because a buyer prices your home against what is for sale and closing now, and size, condition and price range move it from there.

Is my Del Valle home worth less than it was a year ago?

A square foot of Del Valle housing sold for $174 over the past twelve months, against $186 over the twelve months before.

If your number comes from a neighbor’s sale last year, it belongs to the earlier period, and buyers in the later one have paid less per square foot. The timing question is in Should you sell your Del Valle home now, or wait with Longview still listing?

Waiting for the old number does not bring it back, and a buyer in Del Valle can see the newer figure on every recent sale. The chart below lays sold prices per square foot next to asking prices per square foot.

Does a new build down the street lower my home’s value?

A new build hands a buyer a second price to measure yours by. In the last three months a typical Del Valle resale sold for $262,450 and a typical new build for $336,090, and per square foot the two were almost level, $181 for the resale and $179 for the new build.

On new builds buyers stayed nearer the first price: 96.7% of original asking, against 92.8% on resales.

Over the past twelve months, the sold median was $336,990 in Longview and $339,000 in Lexington Parke.

In my read, a buyer shopping on price per square foot sees little to separate a resale from a new build, so condition and finish carry the choice.

What are builders asking in Del Valle right now?

Asking to asking, the typical Del Valle builder listing asks $344,990 and the typical resale listing asks $299,000.

Builder asking runs from $279,000 to $2,700,000, which makes any single median a poor guide to one house. Nobody has paid an asking price yet, and the buyer also counts the finished interior and the quick move. Does my price range change what buyers pay?

Homes between $300,000 and $349,999 closed at 96.9% of original asking in the last three months, balanced for that range.

Homes between $350,000 and $399,999 closed at 95.9%, also balanced for that range, and both ranges carry many new builds among the homes for sale.

The other ranges have too few recent sales for a three-month reading, so I read them on twelve months:

Is my appraised value what a buyer will pay?

The appraisal district records a value once a year for its own purposes. The price a buyer pays is agreed in the contract. I will not forecast what an appraisal will say.

Will your home hold its value next to a new build?

That depends on your home and your range. Run your address to see what a buyer would weigh against it.

Your situation

A Lexington Parke buyer can put a finished new home and a Los Cielos resale side by side at nearly the same price per square foot. What they pay for yours depends on how it holds up in that comparison.

For your home, the question is what the buyer on that tour would pay this month, and what would change the answer.
