In the three months ending October 15, 2026, 47 homes closed in Del Valle, against 51 in the same three months a year earlier. In my read, the town is a balanced market overall, and builders are a large part of it, but a price point changes which market a home is in.
The ZIP code, 78617, reads the same as the town, and your price range will tell you more about your home than either.

46 Del Valle homeowners have trusted my real estate team to sell their home, and that count doesn’t include a single buyer we’ve represented. Everything on this page comes from the same MLS record we used to price those homes.
Every number on this page is also broken out in the tables on How does 78617 compare with Buda and Cedar Creek for a Del Valle seller?
Last updated October 16, 2026. Sales data covers the 90 days ending October 15, 2026 and the twelve months ending the same day (Unlock MLS via MLS Grid); listing inventory as of October 16, 2026.
Del Valle sits in the balanced range overall. Buyers paid 96.1% of the first asking price on the homes that closed in the last three months, and that is the reading I give the town as a whole. A price point can put your home in a different market, and the range table in How does 78617 compare with Buda and Cedar Creek for a Del Valle seller? shows which.
Supply leans looser than the metro, 7.0 months of inventory against 6.0. Months of inventory counts the months needed to sell today’s listings at the recent pace with nothing new added. When that count and the sale-price share disagree I trust the share, since it records what sellers got.
Builders hold 50.0% of the homes for sale in Del Valle, and new builds were 53.2% of the homes that closed in the last three months. Taylor Morrison lists more than any other builder, and the busiest communities, Longview and Lexington Parke, are builder neighborhoods. Their closings and listings are laid out in How can your Del Valle resale stand out next to a new Taylor Morrison home?
Older neighborhoods such as Los Cielos Section 2 sell in much smaller numbers. Only 6 of the closings in the last three months were built before 2000, so an owner of an older house has few sales of the same kind to point to.
The ZIP code and the town are almost the same market, and the closed-sales figures are identical. Builders hold 49.1% of the listings in 78617 against 50.0% for the town.
If your address is in 78617, the town reading applies to it as written.
Fewer homes closed in the latest three months than in the same three months a year earlier, 47 against 51. Over the longer span the count is up, with 245 closings in the twelve months against 232 the twelve months before.
What prices did over those periods is on Does last year’s price still tell you what your Del Valle home is worth? and the timing question is on Should you sell your Del Valle home now, or wait with Longview still listing? Days to contract and why some listings stall are on Is Del Valle’s slow pace the market, or the price on the sign?
Anchoring to last year’s price comes first, and it is the one I see most. Next is the finished home in Longview or Lexington Parke that a buyer tours the same afternoon as yours.
A thin price range is the third. Only 3 homes sold between $400,000 and $449,999 in the last three months, so I read that range on the twelve-month basis, where it reads as a buyer’s market for that range.
The fix for all three is the same: price from what Del Valle homes have closed at this season, and expect a buyer to hold your house up beside Taylor Morrison and D.R. Horton homes at a similar price.
Chris Watters’s position, stated September 9, 2026. WIR does not forecast prices; the figures on this page are one period’s measurements.
There is pent-up demand in the market. Tons of buyers on the sidelines not purchasing. This is because there is a lack of alignment between the sellers’ personal wants and what a buyer can afford. Affordability has been severely impacted because of interest rates. Interest rates and home prices move in opposite directions in most instances. However, unlike Wall Street, the market is not that fluid. But in reality, it should be.
I see that gap in Del Valle’s listings, where sellers have come down from their first prices and buyers are still closing.

These are town figures, and your own house will read differently from some of them. Run your address to see your part of Del Valle.
An owner in Los Cielos or Stoney Ridge sells beside the new homes of Longview and Lexington Parke, and a buyer weighs all of them in one weekend. Your opening price is the first thing that comparison tests.
The question for your house is whether, at that price, it is the one a buyer remembers after the weekend.
