In the three months ending October 15, 2026, 25 Del Valle homes needed more than 90 days to reach a contract.
In my read, the first price is what separates the listings that get a contract early from the ones that wait, because buyers in this slow market skip a listing that starts too high, and that is as true in Longview as on a Los Cielos street.

46 Del Valle homeowners have trusted my real estate team to sell their home, and that count doesn’t include a single buyer we’ve represented. Everything on this page comes from the same MLS record we used to price those homes.

Last updated October 16, 2026. Sales data covers the 90 days ending October 15, 2026 and the twelve months ending the same day (Unlock MLS via MLS Grid); listing inventory as of October 16, 2026.
Most of the Del Valle homes that closed needed more than 90 days to reach a contract: 25 did, against 8 that took 30 days or less.
Table 1. How long the 47 homes that sold in Del Valle took to go under contract, cumulative days on market to contract, 90 days ending October 15, 2026. Source: Unlock MLS.
| Days on market | Homes sold |
|---|---|
| 30 days or less | 8 |
| 31 to 60 days | 8 |
| 61 to 90 days | 6 |
| More than 90 days | 25 |
The median across all of them is 95 days, which makes the typical closing a slow one. In my read, the first price is the biggest thing a seller controls going in, and a listing that has drawn no contract after its first couple of months has a pricing question to answer.
A slightly larger share of Del Valle listings failed to sell than in the Austin metro. In the 90 days ending October 15, 2026, 33 listings expired or were withdrawn.
Counting every listing that closed or expired or was withdrawn without a sale in those 90 days, 41.2% failed to sell in Del Valle against 39.9% in the Austin metro.
The MLS never says why a listing ended, so any reason I give for the ones in Del Valle is my read. The chart above shows how long the homes that did sell took to reach a contract.
New supply keeps arriving in Del Valle beside the contracts. In the last three months 96 new listings came on the market while 47 homes sold, and that is why a new listing has to stand out among many.
Buyers who have already chosen a house, the pipeline of contracts, are counted on Should you sell your Del Valle home now, or wait with Longview still listing?
Most Del Valle sellers who closed came down to meet buyers. Only 9 homes closed at or above their original asking price, 19.1% of the sales.
On speed, resales were quicker than new builds, a median 82 days against 95. A resale priced to the buyers already looking can beat a nearby new home to a contract. Who the new-home sellers are, and what they list at, is in How can your Del Valle resale stand out next to a new Taylor Morrison home?
What the two kinds of home sold for is in Does last year’s price still tell you what your Del Valle home is worth?
Most of the homes for sale in Del Valle have already come down. Right now 60.0% are priced below their original asking price, and the typical listing has been on the market 49 days so far.
In my read, a cut is a seller’s correction that usually arrives after the first wave of buyers has already looked, and by then the listing carries a history a buyer can see. A listing’s age is one clue a buyer reads, and the cut history is another. Whether that should change when you list is in Should you sell your Del Valle home now, or wait with Longview still listing?
The pace differs by price range in Del Valle. A home in the $300,000 to $349,999 range went under contract in a median 95 days.
In the $350,000 to $399,999 range the median was 107 days, the longest of the ranges with enough sales to call.
Both ranges read balanced for that range, and each call covers the range as a whole. Your street and your home’s condition can still move them. Every range with enough sales is tabled in How does 78617 compare with Buda and Cedar Creek for a Del Valle seller?

Del Valle listings range from a contract inside a month to a wait of more than three, and the gap starts with the first price. A seller in Lexington Parke can read the town figures and still not know where their home will land.

Chris’s position, WIR positions library, approved September 9, 2026.
A home that does not sell has a price problem, a promotion problem, or a product problem, and usually the seller was told it was the market. Plenty of homes are marketed badly, by agents who have no system for following up and no system for responding the minute a buyer raises a hand.
In Del Valle, price is the part of that list a seller controls before the first showing, and the typical home that sold needed 95 days to reach a contract.
