As of October 16, 2026, builders hold 50.0% of the homes for sale in Del Valle, so the house your buyer tours the same afternoon is often a finished Taylor Morrison, D.R. Horton or Meritage Homes listing, and Longview is the busiest builder community. In my read, a resale stands out on condition and on an opening price set by what has closed, because the buyer on that tour has a new home to compare it with.

46 Del Valle homeowners have trusted my real estate team to sell their home, and that count doesn’t include a single buyer we’ve represented. Everything on this page comes from the same MLS record we used to price those homes.
What these numbers mean if you are selling is on Is the Del Valle housing market balanced, or are builders driving it?, and every number on this page is also broken out in the tables on How does 78617 compare with Buda and Cedar Creek for a Del Valle seller?
Last updated October 16, 2026. Sales data covers the 90 days ending October 15, 2026 and the twelve months ending the same day (Unlock MLS via MLS Grid); listing inventory as of October 16, 2026.
Taylor Morrison lists the most homes in Del Valle by a wide margin. D.R. Horton and Meritage Homes follow, and the MLS shows 9 builder names in all, a few of them with a single listing.
Each builder sits at its own price. Taylor Morrison asks a median $323,068 and D.R. Horton $368,490, so the builder your buyer compares you with depends on your price. The table lists every builder name the MLS shows.
Table 1. Builder listings in Del Valle by builder name on the MLS record, as of October 16, 2026; 55 builder listings of 110 homes for sale. Source: Unlock MLS.
| Builder | Listings | Asking range | Median asking |
|---|---|---|---|
| Taylor Morrison | 26 | $293,990 to $403,990 | $323,068 |
| D.R. Horton | 10 | $330,990 to $438,840 | $368,490 |
| Meritage Homes | 8 | $323,990 to $391,990 | $351,970 |
| Cota | 4 | $525,000 to $2,700,000 | $1,230,000 |
| KB Home | 2 | $320,987 to $324,050 | $322,518 |
| Clayton Homes | 1 | $430,000 to $430,000 | $430,000 |
| Joaquin Nunez | 1 | $434,676 to $434,676 | $434,676 |
| Margarito Martinez | 1 | $458,500 to $458,500 | $458,500 |
| Roadways | 1 | $424,999 to $424,999 | $424,999 |
Only Cota asks above $500,000 on its listings, so a seller up there has little builder company. Several of the other names have a single listing, and I treat those as individual sellers more than as a community a buyer would shop.
Mostly in two builder communities. Longview closed 89 homes over the past twelve months and Lexington Parke closed 35, far more than any other subdivision, and the typical home in each was newly built.
Longview also has the most homes for sale of any subdivision, 27 right now, against 7 in Lexington Parke.
Table 2. Del Valle subdivisions by closings in the twelve months ending October 15, 2026, with the median build year of what sold and the count for sale as of October 16, 2026. Source: Unlock MLS.
| Subdivision (MLS name) | Sold, twelve months | Median sale price | Median build year | For sale |
|---|---|---|---|---|
| Longview | 89 | $336,990 | 2026 | 27 |
| Lexington Parke | 35 | $339,000 | 2025 | 7 |
| Los Cielos Sec 02 | 8 | $234,250 | 2006 | 1 |
| Los Cielos Sec 03 | 6 | $258,750 | 2006 | 3 |
| El Dorado | 6 | $296,850 | 2021 | 2 |
| Stoney Ridge Ph B Sec 02 | 6 | $234,000 | 2010 | 0 |
| Stoney Chase | 5 | $320,502 | 2025 | 2 |
| Sun Chase | 5 | $290,000 | 2021 | 2 |
| Cielo Vista Ranch | 4 | n/a | n/a | 0 |
| Stony Point | 4 | n/a | n/a | 0 |
The older neighborhoods are small by comparison. Los Cielos Section 2 closed 8 homes, and Stoney Ridge Phase B Section 2 has none for sale now. In my read, an owner in either has Longview on the buyer’s list.
Builders also list in El Dorado, Stoney Chase, Revelry, Twin Creeks and Circuit Of The Americas, so the competition is not limited to the two biggest communities. If your street is near any of them, a buyer can see a new home and a resale within the same drive.
It depends on the price range. The table shows the new builds for sale in each range that had at least 10 sales in the last three months.
Table 3. Del Valle homes by price range. Sales are from the 90 days ending October 15, 2026; homes for sale are as of October 16, 2026. A range is a seller’s market when homes sell for at least 97% of their original asking price, balanced from 94% to 97%, and a buyer’s market below 94%. Each reading is for that price range only; a different price point changes which market a home is in. Only price ranges with at least 10 sales in the last 90 days are shown. Source: Unlock MLS.
| Price range | Sold | Median sale price | For sale | New builds for sale | Homes that cut their price | Months of supply | Market |
|---|---|---|---|---|---|---|---|
| $300,000 to $349,999 | 21 | $315,990 | 30 | 19 | 23 | 4.3 | balanced |
| $350,000 to $399,999 | 10 | $348,720 | 27 | 22 | 21 | 8.1 | balanced |
In both of those ranges builders hold most of what is for sale, and the $350,000 to $399,999 range is the more crowded.
Below $300,000 the picture changes. The two lower ranges have few new builds for sale, and none between $200,000 and $249,999.
Because builders hold most of the listings in those two ranges, a resale there is usually the minority on a buyer’s tour. In my read, that makes condition and the first price matter more than they would in the ranges below $300,000, where the tour is mostly resales.
Resale sellers in Del Valle are cutting, though less often than builders. 26 resale listings sit below their original asking price, against 40 builder listings.
Both kinds have been listed about the same time so far, a median 48 days for resales and 49 for builders. The asking medians for each kind are compared on Does last year’s price still tell you what your Del Valle home is worth?
In my read, when the house next on a buyer’s list has already dropped its price, your first price has to stand up beside it. Whether that changes your timing is in Should you sell your Del Valle home now, or wait with Longview still listing?
In my read, a resale wins on condition and on a price set to what has closed. A move-in ready home opened at a number recent sales support gives the buyer a reason to stop at your door instead of driving on to Longview.

If your home is in a builder-heavy range, the most useful preparation I can name is to know which community a buyer is likely to tour first and what that home lists at.
It depends on where your home would list. Run your address to see which homes would sit next to yours on a buyer’s list.
The listing a buyer sees after yours decides how your price reads. In Del Valle that listing is often a builder’s home, from Taylor Morrison or D.R. Horton, and the busiest builder community is Longview.
The question for your house is which three or four listings a buyer would line up beside it at your price, and what yours has that they lack.
