In my read, sell now in Del Valle if you will price to what has actually closed: in the three months ending October 15, 2026, homes closed at 96.1% of original asking. The town reads balanced overall, but a price point changes which market a home is in, so with Longview still listing I route you by range below.

46 Del Valle homeowners have trusted my real estate team to sell their home, and that count doesn’t include a single buyer we’ve represented. Everything on this page comes from the same MLS record we used to price those homes.
What these numbers mean if you are selling is on Is the Del Valle housing market balanced, or are builders driving it?, and every number on this page is also broken out in the tables on How does 78617 compare with Buda and Cedar Creek for a Del Valle seller?
Last updated October 16, 2026. Sales data covers the 90 days ending October 15, 2026 and the twelve months ending the same day (Unlock MLS via MLS Grid); listing inventory as of October 16, 2026.
Del Valle’s median sale price was $320,000 over the twelve months ending October 15, 2026, against $328,942 in the twelve months before, so a seller who waited for last year’s number met a lower one.
The three-month median points the other way, $324,000 against $307,410 in the same three months a year earlier. In my read, that rise comes partly from which homes happened to sell, and the longer span is the steadier guide. Price per square foot is covered in Does last year’s price still tell you what your Del Valle home is worth?
The chart below sets this season beside the same season a year ago.
Buyers are still signing contracts in Del Valle. As of October 16, 2026, 4 homes are active under contract and 29 are pending, which means a buyer has chosen each of them.
The twelve-month basis agrees that the market is not stalled. Over the twelve months, buyers paid 96.0% of original asking, which reads balanced for the town as a whole, with 5.4 months of inventory as the supporting number.
Del Valle sellers who open above what recent sales support tend, in my read, to meet a price cut later. How many homes for sale have already cut, and how few closed at or above their first price, is counted in Is Del Valle’s slow pace the market, or the price on the sign?
In my read, a first price set to recent closings avoids that detour, since the first weeks are when the most buyers are looking.
Del Valle as a whole is balanced, and a range can read differently. Table 1 shows each range with enough sales.
Table 1. Del Valle homes by price range. Sales are from the 90 days ending October 15, 2026; homes for sale are as of October 16, 2026. A range is a seller’s market when homes sell for at least 97% of their original asking price, balanced from 94% to 97%, and a buyer’s market below 94%. Each reading is for that price range only; a different price point changes which market a home is in. Only price ranges with at least 10 sales in the last 90 days are shown. Source: Unlock MLS.
| Price range | Sold | Median sale price | For sale | New builds for sale | Homes that cut their price | Months of supply | Market |
|---|---|---|---|---|---|---|---|
| $300,000 to $349,999 | 21 | $315,990 | 30 | 19 | 23 | 4.3 | balanced |
| $350,000 to $399,999 | 10 | $348,720 | 27 | 22 | 21 | 8.1 | balanced |
The $300,000 to $349,999 range reads balanced for that range, and new builds make up most of the homes for sale in it.
The $350,000 to $399,999 range also reads balanced and is the slower of the two, with a median 107 days to contract.
Only 7 homes sold in the $200,000 to $249,999 range in the last three months, so I read it on twelve months, where it is a seller’s market for that range and none of the homes for sale in it are new builds.
The $250,000 to $299,999 range reads balanced on the twelve-month basis. The ranges from $400,000 up are thin and read as a buyer’s market for that range on twelve months, so I want the walkthrough before giving any answer there. The full table is in How does 78617 compare with Buda and Cedar Creek for a Del Valle seller?
Longview alone has 27 homes for sale, and Taylor Morrison lists more homes than any other builder in town.
A resale in the $350,000 to $399,999 range starts beside new homes at a similar price, which is a reason to open at what has closed. Who is listing at your price is the subject of How can your Del Valle resale stand out next to a new Taylor Morrison home?
The town figures point one way and your price range can point another, so I sort a home by range before answering. If that is you, the fastest way to know is to run your address.

A seller in Los Cielos Section 3 and a seller in Longview face different buyers, because the first lists against resales and the second against builder inventory. The price range decides how balanced the market is for each.
The question for your home is which houses a buyer would hold up against it in your range, and whether yours would win that comparison.
