Top-Rated Real Estate Agents for Texas Buyers and Sellers

Should you sell your Bastrop home now, or wait with builders listing nearby?

Quick answer

Sell now if your home is move-in ready and would list between $250,000 and $449,999, because Bastrop homes in those four ranges closed at 95.9% or more of original asking over the last three months. Above that span most ranges read as a buyer’s market, so price with care or wait. The town reads balanced overall, and a price point changes which market a home is in.

Selling above $1M? Part of this market never goes online

The figures on this page describe the public side of this market, the sales that were listed in the MLS. Above $1M in the Austin area, a large share of sales are never listed there and never appear online.

Those sales trade on a broker-to-broker private network, and I am a participating broker. Only the agents and brokers who do most of the business at this price point use it, and a surprising number of agents do not know it exists because they do not sell in this range. It covers homes, lots, ranches and condos priced over $1M, and much of it is waterfront or in the Austin core, West Austin, Westlake and Rollingwood, where prices run past $1.5M.

Sellers and their brokers use it for privacy: no public photos or floor plans, and no showings to buyers who have not been qualified.

Step 1 of 4

118 Bastrop homeowners have trusted my real estate team to sell their home in the MLS, and that count doesn’t include a single buyer we’ve represented. Everything on this page comes from the same MLS record we used to price those homes.

Would waiting have gotten Bastrop sellers a better price?

A seller who waited a year would have found the same price per square foot. It was $194 in the last three months and $194 in the same three months last year. Last summer’s number is the one most sellers carry in their heads, and for this quarter the price of the space has not moved from it.

Fewer homes closed, 154 against 159. The chart below sets the two seasons side by side.

Are Bastrop buyers still choosing homes?

Buyers are still choosing homes in Bastrop. Right now 35 homes are active under contract and another 50 are pending, which means a buyer has already picked each of them. Active under contract means the seller has accepted an offer while the home still shows as for sale, and pending means the sale is further along.

New listings keep coming too, 238 in the last three months against 154 closings. A buyer has a long list to choose from, and a seller who lists joins it.

Which price range is my home in, and does it change the answer?

The town reads balanced overall, and your range can sit in a different market. The table sorts the ranges with at least 10 sales in the last three months.

Table 1. Bastrop homes by price range. Sales are from the 90 days ending October 15, 2026; homes for sale are as of October 16, 2026. A range is a seller’s market when homes sell for at least 97% of their original asking price, balanced from 94% to 97%, and a buyer’s market below 94%. Each reading is for that price range only; a different price point changes which market a home is in. Only price ranges with at least 10 sales in the last 90 days are shown. Source: Unlock MLS.

The lowest range in the table, $250,000 to $299,999, is a seller’s market for that range, and homes there closed nearest to their first asking prices.

The next three ranges in the table, from $300,000 up to $449,999, all read balanced. The last of them carries the heaviest supply on just 10 sales.

The turn comes at $450,000. Homes in that range closed at 92.7% of original asking, a buyer’s market for that range.

Outside those five ranges no range had 10 sales in the last three months, so I read them on the twelve-month basis.

On that basis the $200,000 to $249,999 and $800,000 to $899,999 ranges read balanced, each for that range alone, and most of the others with a reading read as a buyer’s market.

What happens first if I decide to sell now?

The first step is a walkthrough. The town numbers describe other houses, and the range table stops at the range, so the walkthrough is where your condition, your street and your likely competition get read.

The price then comes from what homes in your range closed at over the last three months, set beside what is listed near you today. A seller who finds repairs still open at that point has the wait-or-fix choice in front of them, and the answer there belongs to your house alone.

How do Bastrop’s new-home communities affect my timing?

A seller near The Colony, Valverde or Tahitian Village starts beside new houses, because builders are listing in all three. Del Webb Lost Pines at The Colony and Adelton show builder listings too.

A buyer who tours a finished house there sees yours against it, so the range your home sits in matters more than the town reading. Whether a builder or a neighbor’s resale is nearer your price is the first thing to find out, and who is asking what, builder by builder, is on Is a builder or your neighbor your Bastrop home’s real competition?

Which fits your Bastrop home better, selling now or waiting?

The town numbers point one way and your range can point another, so I sort a home by its range before answering. If that is you, the fastest way to know is to run your address.

Why some Bastrop listings never sell is on Why aren’t Bastrop homes selling? What separates a quick sale from a slow one

Your situation

Bastrop gives two pictures at once. The town reads balanced for the last three months, and the range underneath it can read as a seller’s market, a balanced one or a buyer’s market, each for that range. A builder with a finished house near your price, perhaps in Valverde or The Colony, decides how much room you have inside it.

For your home, the question is this: in your range, with the homes a buyer will compare it against, is this the season to open at what recent closings support? What those closings say about worth is on How do you price a Bastrop home when a new house is for sale nearby?
