Selling above $1M? Part of this market never goes online
The figures on this page describe the public side of this market, the sales that were listed in the MLS. Above $1M in the Austin area, a large share of sales are never listed there and never appear online.
Those sales trade on a broker-to-broker private network, and I am a participating broker. Only the agents and brokers who do most of the business at this price point use it, and a surprising number of agents do not know it exists because they do not sell in this range. It covers homes, lots, ranches and condos priced over $1M, and much of it is waterfront or in the Austin core, West Austin, Westlake and Rollingwood, where prices run past $1.5M.
Sellers and their brokers use it for privacy: no public photos or floor plans, and no showings to buyers who have not been qualified.

How are Stonewall Ranch homes selling?
Quickly and near full price, for the homes that sell. The typical sale over the past twelve months reached a contract in 44 days at 99.0% of original asking. That makes Stonewall Ranch a seller’s market for the neighborhood as a whole by our rule, and the last three months held it there. A home’s own price point can still put it in a different market.

| Period | Sold | Median sale price | Price per square foot (median) | Median days on market | Share of original asking price | Median living area (square feet) | Median build year |
|---|---|---|---|---|---|---|---|

| Twelve months ending October 6, 2026 | 65 | $350,000 | $164 | 44 days | 99.0% | 2,207 | 2025 |
| Prior twelve months (October 7, 2024 to October 6, 2025) | 93 | $360,000 | $178 | 51 days | 96.9% | 1,951 | 2024 |
Are Stonewall Ranch prices rising or falling?
Falling by the foot. Buyers paid $164 a square foot over the past twelve months, against $178 the year before. The typical sale came in at $350,000, a little under the prior year, even though the homes that sold were larger. Bigger homes at a lower price per foot means each foot is worth less than it was.
Fewer homes changed hands too, 65 against 93 the year before. Supply is still short at 3.3 months on the twelve-month pace.
Why have so many Stonewall Ranch listings cut their price?
Because the ones still listed missed the first price. The sold homes and the unsold ones are two different groups: the sold group opened close to what buyers were paying, and the group still for sale mostly opened above it. Only a handful of homes are listed at any time, so a few overpriced listings make the share look large.
Over the past year 19.8% of the listings that reached an outcome expired or were withdrawn and failed to sell, under the 25.9% for Liberty Hill overall.
Is a builder still selling in Stonewall Ranch?
Yes, on a small scale. Taylor Morrison had new homes listed here, and new builds were 53.8% of the closings over the past year. Over the last three months most sales were resales, so a Stonewall Ranch owner now competes with neighbors as much as with the builder.

Both of the neighborhood’s busy price ranges, the $300,000s and the $350,000s, each a seller’s market for that range.
Table 3. Stonewall Ranch homes by price range, twelve months ending October 6, 2026; homes for sale as of October 7, 2026. A range is a seller’s market when homes sold for at least 97% of their original asking price, balanced from 94% to 97%, and a buyer’s market below 94%. | Price range | Sold | Median sale price | For sale | New builds for sale | Homes that cut their price | Months of supply | Market |

Sell now, or wait?
The case for now is the record of the homes that priced right.
- Sell now if your asking price is based on this year’s closed sales, not last year’s; that is what the near-full-price sales did.
- Sell now if the home is move-in ready and can compete with a new Taylor Morrison house on finish.
- Wait if you would need last year’s price per foot; buyers have not paid it this year.
- Wait if the home needs repairs, and get them done before the first showing.
During the coming-soon stage we also bring the home to our own buyers, among them the 4,000 cash buyers in my black book, not counting buyers using traditional financing. The decision on any offer stays yours.
Your situation
In Stonewall Ranch the homes that sold went fast, and the ones that sat mostly started too high. Which group your house would join depends on where your opening price lands against this year’s sales on your street and in your plan.
That is a question about your address, and it is worth settling before the sign goes up.

Why does the first month matter so much in Stonewall Ranch?
Chris’s position, approved September 9, 2026. A prior position, not written for this page.
The first thirty days decide the sale. That is when the buyers who have been waiting at your price see the listing, and the price they see on day one is the one they judge. A home that corrects in week six is being shown to a thinner audience than the one that saw it in week one. The other half of speed is response: a buyer’s agent who calls and does not get an answer inside the hour is showing something else that afternoon.
In Stonewall Ranch the typical sale over the past year came together in 44 days, inside that first stretch.
