What is your Liberty Hill home competing against on a buyer’s tour?
Quick answer
Mostly new builds. Builders hold 58.6% of the homes for sale in Liberty Hill, and Perry Homes lists more than any other. A resale still has the edge on speed and on price per square foot over the last three months.

Selling above $1M? Part of this market never goes online
The figures on this page describe the public side of this market, the sales that were listed in the MLS. Above $1M in the Austin area, a large share of sales are never listed there and never appear online.
Those sales trade on a broker-to-broker private network, and I am a participating broker. Only the agents and brokers who do most of the business at this price point use it, and a surprising number of agents do not know it exists because they do not sell in this range. It covers homes, lots, ranches and condos priced over $1M, and much of it is waterfront or in the Austin core, West Austin, Westlake and Rollingwood, where prices run past $1.5M.
Sellers and their brokers use it for privacy: no public photos or floor plans, and no showings to buyers who have not been qualified.

54 Liberty Hill homeowners have trusted my real estate team to sell their home in the MLS, and that count doesn’t include a single buyer we’ve represented. Everything on this page comes from the same MLS record we used to price those homes.

Who is building in Liberty Hill right now?
Twenty-nine builders by name, and Perry Homes leads them with 51 listings. No single builder dominates the way one does in some towns.
The builders split by price. Brohn Homes and Meritage Homes list the least expensive new homes, Chesmar and Pulte Homes sit in the middle, and Coventry Homes, Highland Homes, Toll Brothers and Westin Homes ask more. Drees Custom Homes asks the most of the busy builders. Table 1 gives each builder’s count and asking range.

Where are Liberty Hill buyers actually closing?
In two big builder communities, mostly. Santa Rita Ranch and Lariat each closed close to two hundred homes over the past twelve months, far ahead of any other subdivision.
Table 2. Liberty Hill subdivisions by closings in the twelve months ending October 6, 2026, with the median build year of what sold and the count for sale as of October 7, 2026. Source: Unlock MLS.
| Subdivision (MLS name) | Sold, twelve months | Median sale price | Median build year | For sale |
|---|---|---|---|---|
| Santa Rita Ranch | 197 | $574,900 | 2025 | 89 |
| Lariat | 194 | $449,056 | 2025 | 79 |
| Butler Farms | 48 | $329,990 | 2026 | 28 |
| Stonewall Ranch | 45 | $350,000 | 2025 | 11 |
| Santa Rita Ranch at Saddleback | 38 | $449,486 | 2025 | 8 |
| Santa Rita Ranch at Homestead | 27 | $404,000 | 2025 | 9 |
| Cascade | 25 | $301,615 | 2026 | 14 |
| Santa Rita Ranch- Eldorado | 23 | $660,000 | 2025 | 4 |
| Orchard Ridge | 21 | $374,950 | 2021 | 10 |
| Clearwater Ranch | 21 | $999,000 | 2025 | 3 |
Older neighborhoods barely register on Table 2. Rio Ancho and Orchard Ridge are the established names near the top, and each has only a handful of homes for sale. A resale there competes with the house down the street as much as with any model home.
Is a builder competing at my price?
At nearly every price, yes. In every busy range from the $300,000s up through the low $700,000s, roughly half or more of the homes for sale are new builds.
Builders thin out at the bottom of the market. In the high $200,000s most listings are resales. Table 3 shows the new builds for sale in each range with enough recent sales to judge, along with that range’s market, which describes the range as a whole and can shift with your street.
Table 3. Liberty Hill homes by price range. Sales are from the 90 days ending October 6, 2026; homes for sale are as of October 7, 2026. A range is a seller’s market when homes sell for at least 97% of their original asking price, balanced from 94% to 97%, and a buyer’s market below 94%. Only price ranges with at least 10 sales in the last 90 days are shown. Source: Unlock MLS.

What are the other resale sellers doing?
Cutting, more often than not. There are 194 resale listings in Liberty Hill today, and 123 of them sit below their original asking price.
Builders are cutting faster still, with 188 of their listings below where they started. A buyer comparing two houses at the same price will notice which one has already come down. If your opening price has to stand beside those, the timing question is on Should you sell your Liberty Hill home now, or wait for a better market?
Where does a resale come out ahead in Liberty Hill?
On speed, on holding its price, and on value per foot. Over the last three months the typical resale reached a contract in 61 days, against 84 for a new build.
Resales also kept more of their first price, closing at 94.2% of original asking. And buyers paid more per square foot for resales than for new builds, so an established home with a finished yard is not starting from behind. Are you competing with builders or with resales?
Where your home sits and the price it would open at decide that. Run your address to pull up the exact homes a buyer could walk through alongside yours.

Your situation
A buyer in Liberty Hill never sees 469 listings. They see the dozen or so near your price and your side of town, and here that dozen usually includes a builder’s spec home with a sales office attached.
So the question for your home is simple to state: at your list price, which homes would a buyer walk through this month, and how does yours hold up next to them?

What should you know about the house your buyer tours?
Chris’s position, approved September 9, 2026.
Know the exact house your buyer will tour the same afternoon as yours, by community, by price. Most sellers price against the neighbor’s resale. In this ZIP the neighbor’s resale is not the competition.
In Liberty Hill more than half of what is for sale is a builder listing, so the house your buyer tours that afternoon is usually a new one.
