Liberty Hill, TX housing market: what is happening to home prices this year?

Quick answer

Flat on the typical sale, and lower by the square foot. The typical Liberty Hill home sold for $500,000 over the past twelve months, the same as the year before. Liberty Hill is a buyer’s market as a whole, and your price range can put you in a different one.

Selling above $1M? Part of this market never goes online

The figures on this page describe the public side of this market, the sales that were listed in the MLS. Above $1M in the Austin area, a large share of sales are never listed there and never appear online.

Those sales trade on a broker-to-broker private network, and I am a participating broker. Only the agents and brokers who do most of the business at this price point use it, and a surprising number of agents do not know it exists because they do not sell in this range. It covers homes, lots, ranches and condos priced over $1M, and much of it is waterfront or in the Austin core, West Austin, Westlake and Rollingwood, where prices run past $1.5M.

Sellers and their brokers use it for privacy: no public photos or floor plans, and no showings to buyers who have not been qualified.

What kind of market is Liberty Hill for a homeowner thinking of selling?

Buyers have the edge across town. Liberty Hill homes closed at 92.0% of original asking over the last three months, which means the usual seller came down before signing. Your own price range may tell a different story than that town-wide reading.

On paper supply is not heavy here: at today’s pace of sales, the shelf would empty in a little over five months, a touch quicker than the Austin metro. Even so, 66.3% of current listings carry a price cut. The gap comes from builders, who carry most of the inventory and trim prices to keep it moving. The chart below sets the months of supply beside Austin’s.

Are Liberty Hill home prices lower than a year ago?

The middle sale has not moved. Half of Liberty Hill’s closings over the past twelve months came in above $500,000 and half below, exactly where the prior twelve months landed.

Measured by size, though, the drift is downward. Buyers paid $195 a square foot this year where they paid $201 last year, so the same house buys for a bit less.

Demand is the part that grew. Closings in Liberty Hill reached 1,083 this past year, up from 947. More buyers are coming out of the woodwork, and prices are still going down.

The most recent quarter held that lead, with 273 closings against 226 a year earlier.

How much of Liberty Hill is new construction?

Most of it. New construction makes up 58.6% of current Liberty Hill listings, and new houses also made up most of what closed lately.

Perry Homes has the most listings, with Coventry Homes, Highland Homes, Chesmar and Pulte Homes behind it, spread across Santa Rita Ranch, Lariat, Butler Farms and a dozen smaller sections. Which builder sits at which price is laid out on What is your Liberty Hill home competing against on a buyer’s tour?

Does the 78642 ZIP code tell a different story?

No. The ZIP and the town hold almost exactly the same homes, so their closings, typical price and supply line up nearly to the listing. The ZIP’s numbers for each period and each price range sit on How is the 78642 housing market doing for Liberty Hill sellers?

What are the biggest risks for a Liberty Hill seller right now?

The first is pricing above $400,000 without looking at the builder down the road. Nearly every busy range from there upward closed as a buyer’s market over the last three months, and builders list most of the homes in those ranges. How a resale prices against those spec homes is covered on What is your Liberty Hill home worth when builders are listing down the road?

The second is time. The typical home here took 78 days to go under contract, and homes that opened above the market spent the longest waiting. The habits of the listings that sold fast are on Why aren’t homes selling in Liberty Hill? What the quick sales did differently

The third is holding out for last year’s price per square foot. No sign of a rebound yet; the timing call for your own house is on Should you sell your Liberty Hill home now, or wait for a better market?

Your situation

Liberty Hill buyers are more numerous than last year, and they pay what they did for the middle home and slightly less by the foot. Most of what they tour is new, and most of the listings have already come down once.

That narrows your decision to one test: when a buyer lines up the homes at your opening price, does yours come out on top?

Why are so many Liberty Hill buyers waiting?

Chris Watters’s position, stated September 9, 2026. Watters International Realty does not forecast prices; the figures on this page are one period’s measurements.

There is pent-up demand in the market. Tons of buyers on the sidelines not purchasing. This is because there is a lack of alignment between the sellers’ personal wants and what a buyer can afford. Affordability has been severely impacted because of interest rates. Interest rates and home prices move in opposite directions in most instances. However, unlike Wall Street, the market is not that fluid. But in reality, it should be.

Liberty Hill shows both halves of that. Closings rose over the past year while price per square foot slipped, and the sellers who met buyers where they were are the ones who closed.
