Selling above $1M? Part of this market never goes online
The figures on this page describe the public side of this market, the sales that were listed in the MLS. Above $1M in the Austin area, a large share of sales are never listed there and never appear online.
Those sales trade on a broker-to-broker private network, and I am a participating broker. Only the agents and brokers who do most of the business at this price point use it, and a surprising number of agents do not know it exists because they do not sell in this range. It covers homes, lots, ranches and condos priced over $1M, and much of it is waterfront or in the Austin core, West Austin, Westlake and Rollingwood, where prices run past $1.5M.
Sellers and their brokers use it for privacy: no public photos or floor plans, and no showings to buyers who have not been qualified.

Is Cascade a seller’s market right now?
On a full year of sales, yes, for the neighborhood as a whole. Only 8 homes closed over the last three months, too few to read alone, so this page leans on the twelve-month record and says so. Over that year, sellers got slightly more than their original asking price, and your own price point can still land in a different market.
Supply looks long on paper at 6.7 months on the twelve-month pace. That number is almost all builder inventory, and the builder has not needed to cut much to sell it.

What does a Cascade home sell for per foot?
Buyers paid $192 a square foot over the past year. The last three months came in a little lower, at $187, on too few sales to call a direction.
There is no older record to compare against. Cascade’s first closings came in late 2025, so a year-over-year price trend does not exist yet, and anyone quoting one is guessing. The typical home that sold had about 1,533 square feet of living area.
Who builds in Cascade, and what does that mean for an owner?
One builder. Brohn Homes holds every new listing in Cascade, and every home that closed here over the past year was one of theirs.
Table 2. Builders with new homes in Cascade, as of October 7, 2026: 14 new-build listings for sale. Builder names come from the MLS record and our builder inventory; presence only. Source: Unlock MLS.
| Builder | New homes for sale |
|---|---|
| Brohn Homes | 14 |
That makes a Cascade resale unusual. A buyer who walks your house has probably just walked a Brohn model with the same floor plan, so the comparison is direct: same plans, same streets, and a builder warranty on theirs. What you can offer is a home that is already finished, with the yard, blinds and small fixes a new build still needs. Few of the Brohn listings have cut their price (3 of 14), which tells you the builder is not under pressure to undercut you yet.
Which Cascade price range is busiest?
The $300,000s. That range closed the most homes over the past year and stayed a seller’s market for that range. The table shows how it compares with the homes for sale there now.
Table 3. Cascade homes by price range, twelve months ending October 6, 2026; homes for sale as of October 7, 2026. A range is a seller’s market when homes sold for at least 97% of their original asking price, balanced from 94% to 97%, and a buyer’s market below 94%. Only price ranges with at least 10 sales in the twelve months are shown. Source: Unlock MLS.
| Price range | Sold | Median sale price | For sale | New builds for sale | Homes that cut their price | Months of supply | Market |
|---|---|---|---|---|---|---|---|
| $300,000 to $349,999 | 12 | $313,712 | 7 | 7 | 2 | 7.0 | seller’s market |
Sell now, or wait?
With no earlier year to measure against, the call rests on what the builder does next. Right now Brohn is selling close to asking and rarely failing: only 3.8% of Cascade listings that reached an outcome over the year failed to sell, against 25.9% across Liberty Hill.
- Sell now if your asking price is based on this year’s closed sales, not last year’s, and sits at or under the Brohn home with your plan.
- Sell now if your home is move-in ready and already has the extras a new build lacks.
- Wait if the same plan is listed new down the street for less than you need.
- Wait if you bought in the last year and selling costs would leave you short.

Your situation
In Cascade, the house a buyer compares with yours is usually a Brohn spec home with your floor plan, listed this month. How your price and finish stack up against that one home matters more than any neighborhood figure.
Which plan you own, and what Brohn is listing near it, decides where you stand.
