Top-Rated Real Estate Agents for Texas Buyers and Sellers

Why aren’t homes selling in Pflugerville?

Quick answer

Mostly because of price. Most Pflugerville homes that go on the market do sell, but 364 of the 554 listings for sale now have already cut their price, and the slowest sales mostly started too high. The homes that sold fast were priced right on the first day.

How many Pflugerville listings fail to sell?

About a third, which is fewer than across Austin. Over the last three months, 170 Pflugerville listings expired or were withdrawn without a sale. That is 34.6% of every listing that reached an outcome either way, against 39.0% for the Austin metro.

So most sellers here do get to closing. Over the same months, 321 homes sold, and the chart below shows how long they took to go under contract.

The typical home took 54 days. A median like that hides the split, and the split is the useful part: a listing tends to land in one group or the other, and the first price usually decides which.

What did the homes that sold quickly do differently?

They priced to what buyers were paying. Only 66 of the 321 homes that sold got their original asking price or more. Most sellers came down at some point, and the ones who started closest to the market spent the least time waiting.

New builds took longer than resales. The typical new build went under contract in 83 days, against 43 days for a typical resale. A resale that is priced right and ready to show has an edge on speed here, and the builder homes a buyer is weighing yours against are on What is your Pflugerville home competing against right now?

How many homes for sale have already cut their price?

Most of them. Right now 364 of the 554 homes for sale in Pflugerville are priced below their original asking price, and the typical listing has been on the market 55 days so far.

A price cut is how a seller who started too high catches up with the market. The trouble is timing: by the time the price comes down, the buyers who were watching that range on the first day have often bought something else.

Does my price range make a difference?

Yes. In the high $200,000s, the typical home went under contract in 23 days. In the high $400,000s it took 79 days, and those homes sold further below their original asking price, which makes that range a buyer’s market.

That call is for that range at your price point as a whole, and your own street and condition can move it. The full range table is on Is 78660 a buyer’s market or a seller’s market?

Your situation

Most Pflugerville homes that list do sell. The ones that don’t usually share a starting price above what buyers were paying, and a buyer who toured something better for the money the same weekend.

So the question for your home is this: at the price you would start at, which listings would a buyer compare it to, and would yours win?

Why does a home fail to sell?

A home that does not sell has a price problem, a promotion problem, or a product problem, and usually the seller was told it was the market. It was not the market. Plenty of homes are marketed badly, by agents who have no system for following up and no system for responding the minute a buyer raises a hand.

Pflugerville’s numbers point the same way. Buyers are here and most listings sell, so the ones that don’t usually trace back to the price, the marketing or the house itself.
