Lennar, by a wide margin. Of the 182 builder listings in Pflugerville, Lennar carries 62, mostly asking in the $300,000s. Ashton Woods, Brohn Homes, Taylor Morrison and Meritage Homes follow, and the MLS shows 19 builder names in all.
Each builder sits at its own price. Lennar and Brohn Homes compete for the buyer in the low $300,000s, while Scott Felder Homes and Coventry Homes ask in the high $500,000s and up. Ashton Woods is also selling at The Trails at Carmel, one of the communities on our own new construction tracking sheet. Table 1 lists the builders with the most listings.

Mostly in new builder communities. Meadowlark Preserve closed 126 homes over the past twelve months, more than any other subdivision in town. Lisso, Edgebrooke, Lakeside Meadows and Blackhawk come next, and in each one the typical home that sold was built in 2025 or 2026.

Older neighborhoods show up lower on the list. Saxony, where the typical home sold was built in 1992, closed 19 homes and has only 4 for sale. If you live in a neighborhood like that, your buyer is more likely comparing you to the resale down the street than to a model home.
In most of town, yes. In the high $300,000s, the busiest range in Pflugerville, builders hold 42 of the 121 listings. The low $300,000s look much the same.
The high $200,000s are different. Only 2 of the 36 listings in that range are new builds, so a seller there is mostly up against other resales. Table 3 shows the new builds for sale in every range with enough recent sales to call, along with what kind of market each range is in. Those calls apply to the range as a whole, not to any one house.

Many of them are cutting. Pflugerville has 372 resale listings right now, and 241 of them are priced below their original asking price. The typical resale is asking $375,000.

On speed and on getting close to asking. Over the last three months, the typical Pflugerville resale went under contract in 43 days, while the typical new build took 83 days.
Resales also sold closer to their first price, at 95.6% of original asking compared with 93.8% for new builds.
