What changed in Georgetown against last year?

The median home that closed had been on the market 50 cumulative days, every day from first listing to contract; in the same 90 days of 2025 the median was 59 days.

Is Georgetown a seller’s market right now?

Yes, by WIR’s rule, for the city overall. Georgetown carried 4.6 months of inventory in the 90 days ending September 17, 2026 and 4.8 on the twelve-month basis, against 5.7 for the Austin metro. Months of inventory means: if no more homes came on the market, how long it would take to sell everything listed at the current pace. If it is a seller’s market, why has most of Georgetown already cut its price?
