Does a builder next door lower your home’s value?
It sets the yardstick a buyer uses. A resale here is measured against the new house down the road, and the chart below shows how the two compare per square foot.
The gap is narrower than most owners expect, because builders in Southeast Austin cut to move homes. A buyer who can get a new house for a little more per foot needs a reason to choose yours, and that reason is usually price, a bigger lot or a landscaped yard.
What are builders asking in Southeast Austin?
A typical $442,990, against $335,000 for resale listings.
That spread is mostly size and location. Easton Park’s builders list large homes well up the price ladder, while Cloverleaf, Marble Creek Crossing and Cascades at Onion Creek list closer to the resale market. If your home sits in one of those communities, the builder’s current price is the first thing a buyer will set yours against.
Is your appraised value what your home is worth?
No. Your appraised value is a number for the tax roll, built from sales that already happened, and Southeast Austin prices this past year came in under the year before, $370,000 for the typical home against $395,000.
Watters International Realty is a real estate brokerage and not a tax or legal adviser. Questions about your own appraised value, your homestead cap, whether to protest, a PID or MUD assessment on your lot, or what a bond election would do to your own tax bill belong with a tax professional, and the record for your specific parcel is held by the Travis Central Appraisal District (https://traviscad.org). What Watters International Realty can tell you is what a buyer would pay.
What did Southeast Austin buyers actually pay against asking?
Less than sellers first hoped. Buyers in Southeast Austin paid 93.9% of the first asking price on the typical sale over the last three months, which puts the area as a whole in buyer’s market territory by my rule.
That is the clearest read on value I have, because it measures what buyers did with their own money. Pricing from this year’s closed sales, not last year’s, is what kept the better sellers from chasing the market down.
Why do new builds here sell for more in total?
Mostly because they are bigger and newer. The typical new build that closed over the last three months sold for $441,675, and the typical resale for $341,000.
Much of that gap is square footage and finish level, and some of it is the builder’s model home doing the selling. A buyer who walks a decorated model in Easton Park or Goodnight Ranch leaves with a picture of what a house in this part of town should look like, and every resale they tour that weekend gets measured against it.
That is why preparation pays off more here than in parts of Austin with few builders. Fresh paint, clean carpet or new flooring, working fixtures and a yard that is cared for close part of the distance between your house and the model. A resale that looks tired next to a new build loses that comparison on sight, and the buyer’s offer reflects it.
Speed is the other half. Resales went under contract faster than the new builds did, and a quicker contract leaves a buyer fewer weeks to find reasons to ask for more off the price.
How does value differ across the Southeast Austin ZIP codes?
By more than you might think. Riverside’s 78741 led the area at $244 a square foot over the last three months, and 78747 trailed at $192.
Riverside condos are small and close to downtown, and the newer homes south of Slaughter are larger and farther out. The scoreboards break it down ZIP by ZIP: 78741, 78744 and 78747.
Will your Southeast Austin home hold its value against the listings near it?
It will if the house is ready and the price is honest about the builders around it. Look up your address for the new and resale homes a buyer will hold yours against.
- Stronger position if your home is move-in ready and opens under the closest new build.
- Stronger position if your lot, your trees or your yard are something a builder can’t sell.
- Weaker position if your number comes from a tax notice or a sale from last spring.
- Weaker position if a builder is selling your floor plan a few streets over.
