Why do some Southeast Austin homes sell while others never do?
Quick answer
Mostly the first price. Southeast Austin homes that sold over the last three months took a typical 68 days to reach a contract, and more than half of the homes still for sale have cut. The ones that sold were priced against the builders from day one.

How long did the Southeast Austin homes that sold take?
Longer than the metro. The typical home here needed 68 days to reach a contract, against 56 across the Austin area.
The spread is wide, though. About a quarter of the sales went under contract inside a month, and a bigger group waited past three months.

How many Southeast Austin listings failed to sell?
Fewer than across the metro, though still a lot. Over the last three months, 139 Southeast Austin listings came off the market without a sale. That is 35.4% of every listing that reached an outcome either way, against 39.9% for the Austin metro.
Most of those sellers had buyers walking through. What they lacked was a price those buyers would sign at, and by the time the price came down the listing had gone stale.
Why have so many Southeast Austin listings cut their price?
Because the builders set the floor and keep moving it. Of the 481 homes for sale, 268 are now below their original asking price.
Builder listings cut too, and a buyer who tours a reduced new build in Goodnight Ranch or Cloverleaf brings that number to the resale down the street. A resale owner who prices against last spring’s sale is asking a buyer to pay more than the builder now wants.
What did the Southeast Austin homes that sold have in common?
They were priced to the market that existed when they listed. Only 38 of the 254 sales closed at or above original asking.
Everyone else gave something up, and the ones who gave it up early gave up less. Resales went under contract in a typical 61 days, faster than the new builds at 83, because a well priced resale with a landscaped yard is an easy choice next to a house still under construction.
What should you change if your Southeast Austin listing has stalled?
Start with the price against the nearest builder plan of the same size. If a buyer can walk a new house down the street for close to your number, yours will sit until the gap is obvious.
Then look at how the house was marketed. The photos, the first weekend of showings and how fast someone answered a buyer’s agent all decide whether the right buyer even saw it. Condition comes last, and it is the easiest of the three to see from the street: a worn roof, an old water heater or a yard that has gone to seed tells a buyer to expect more problems inside.
Relisting the same house at the same price rarely changes anything. The buyers who passed the first time are still in the market, and they remember.
Could your Southeast Austin listing end up unsold?
The odds depend on choices you make before the sign goes up. Look up your address for the builder and resale listings your buyer will tour first.
- More likely to stall if you priced from the sale two doors down last spring.
- More likely to stall if a builder in your section is listing the same floor plan for less.
- Less likely to stall if the repairs an inspector would flag are already done.
- Less likely to stall if your opening number sits where Southeast Austin buyers have actually been signing.

Why does a Southeast Austin home fail to sell?
Chris’s position, approved September 9, 2026.
A home that does not sell has a price problem, a promotion problem, or a product problem, and usually the seller was told it was the market. It was not the market. Plenty of homes are marketed badly, by agents who have no system for following up and no system for responding the minute a buyer raises a hand.
When a Southeast Austin listing stalls, I look at its price against the builder homes nearby first, then at how it was marketed, then at its condition.
