Top-Rated Real Estate Agents for Texas Buyers and Sellers

Which homes is your East Austin buyer touring besides yours?

Quick answer

Mostly other resales. Builders hold less than a fifth of what is for sale in East Austin, and they are scattered across dozens of small projects. Near the top of the price ladder the picture changes, and new builds make up a large part of what a buyer can tour.

Public-record median: $607,500 for East Austin sales recorded in the MLS, 90 days ending October 20, 2026. The public record understates this market. The sales that would pull this number up trade privately and never reach the MLS, and in 78702 a lot alone rarely changes hands under a million dollars.

Selling above $1M? Part of this market never goes online

The figures on this page describe the public side of this market, the sales that were listed in the MLS. Above $1M in the Austin area, a large share of sales are never listed there and never appear online.

Those sales trade on a broker-to-broker private network, and I am a participating broker. Only the agents and brokers who do most of the business at this price point use it, and a surprising number of agents do not know it exists because they do not sell in this range. It covers homes, lots, ranches and condos priced over $1M, and much of it is waterfront or in the Austin core, West Austin, Westlake and Rollingwood, where prices run past $1.5M.

Sellers and their brokers use it for privacy: no public photos or floor plans, and no showings to buyers who have not been qualified.

How much of East Austin’s inventory is new construction?

A minority of it. Builders hold 18.1% of the East Austin homes for sale, and the rest are resales.

The new builds are spread thin, from dozens of different builder names, most with a listing or two on an older lot. The chart below shows the builders with the most listings.

Several listings carry no builder name at all in the MLS, so the table shows them as they are recorded.

At which prices do new builds compete with resales?

Mostly at the top. Between $800,000 and $899,999, new construction accounts for about half of the homes for sale.

Under $500,000 new builds are scarce. So a resale owner at the top of the market is pricing against builders, while most other sellers are pricing against the neighbors.

Each ZIP scoreboard carries a range table with the new-build count for that ZIP. Above $1M those ranges show only the public side of the market.

What are East Austin resale listings asking?

Well under the builders. Resale listings ask a typical $499,000, against $749,000 for the builder listings.

The resale side is also where the cuts are. 222 of the 371 resale listings sit below their original asking price, which means a resale buyer is often touring homes that have already come down.

Which East Austin subdivisions sell the most homes?

Mueller leads the area, spread across its many sections in the MLS, and the busiest of the rest are older street grids with a growing share of infill.

The median build year in the table tells you whether a subdivision is a newer community or an older one being rebuilt lot by lot.

What does a resale win on in East Austin?

Speed and price. Over the last three months resales went under contract in a typical 42 days, against 74 for the new builds.

Resales also kept more of their asking price, 94.2% of original asking against 92.9% for new construction.

These months ran from late July into October, the tail of summer, which is usually the strongest selling season, so they tend to read better than a full year. Even so, a resale priced off this year’s sales has held its own against the builders here.
