Top-Rated Real Estate Agents for Texas Buyers and Sellers

Why aren’t more homes selling in East Austin, and what helps?

Quick answer

Mostly price, and the first price in particular. East Austin homes that sold over the last three months split into a fast group and a slow group, and more than half of the homes still for sale have already cut. The listings that sold were the ones priced to this year’s buyers from the start.

Public-record median: $607,500 for East Austin sales recorded in the MLS, 90 days ending October 20, 2026. The public record understates this market. The sales that would pull this number up trade privately and never reach the MLS, and in 78702 a lot alone rarely changes hands under a million dollars.

Selling above $1M? Part of this market never goes online

The figures on this page describe the public side of this market, the sales that were listed in the MLS. Above $1M in the Austin area, a large share of sales are never listed there and never appear online.

Those sales trade on a broker-to-broker private network, and I am a participating broker. Only the agents and brokers who do most of the business at this price point use it, and a surprising number of agents do not know it exists because they do not sell in this range. It covers homes, lots, ranches and condos priced over $1M, and much of it is waterfront or in the Austin core, West Austin, Westlake and Rollingwood, where prices run past $1.5M.

Sellers and their brokers use it for privacy: no public photos or floor plans, and no showings to buyers who have not been qualified.

How long did the East Austin homes that sold take?

It depends which side of the split a listing landed on. Over the last three months the typical sale took 49 days to go under contract, faster than the metro’s 56.

That middle figure hides two very different groups. A large share went under contract inside a month, and a sizable group needed more than three months, as the chart and table below show.

These three months ran from late July into October, the tail end of summer, which is usually the strongest selling season, so they tend to read better than a full year does.

How many East Austin listings failed to sell?

More than sold. Of every East Austin listing that reached an outcome over the last three months, 54.4% failed to sell, expired or withdrawn, against 39.9% for the Austin metro. Above $1M that share is partial, because many sales at that level trade privately and never register in the MLS.

That share counts listings, so a seller who pulled a home and listed it again shows up more than once. Even so, the gap with the metro is wide.

Some of those sellers chose to wait, and some simply ran out of patience with a price that never drew an offer. Either way the house is still theirs, and the next listing has to start where the market is.

Why have so many East Austin listings cut their price?

Because many opened above what buyers were paying. Right now 253 of the 453 homes for sale sit below their original asking price.

A cut after a month or two rarely recovers the lost ground. The buyers who saw the listing at the first price have already moved on, and the ones who arrive later see a home with a history.

Resales carry most of those cuts, since they make up most of the listings. New builds have cut less often, and they also sell more slowly here, so neither side of the market has an easy run.

What did the East Austin homes that sold have in common?

They were priced close to the market from the first day. Sold homes closed at 94.0% of original asking, and only 21 of them closed at or above it.

Resales moved faster than new construction, with a typical 42 days to contract against 74 for the new builds. A resale that is move-in ready and priced off this year’s sales competes well against a new build here.

Condition did a lot of the work. The homes that went fast tended to be the ones an inspector would have little to say about, and the ones that lingered often carried repairs a buyer could see from the curb.

The market itself, and which ZIP code you are in, is on the scoreboard pages for 78702, 78721, 78722 and 78723.

Why does an East Austin home fail to sell?

Chris’s position, approved September 9, 2026.

A home that does not sell has a price problem, a promotion problem, or a product problem, and usually the seller was told it was the market. It was not the market. Plenty of homes are marketed badly, by agents who have no system for following up and no system for responding the minute a buyer raises a hand.

The East Austin homes that sold went under contract in a typical 49 days, quicker than the metro, so when a listing here stalls I look first at its price, its marketing and its condition.
