How is the Southeast Austin market treating sellers this fall?
Quick answer
Buyers have the edge in Southeast Austin for now. Homes here sold for 93.9% of their original asking price over the last three months, a buyer’s market for the area as a whole, and more than half of the homes still for sale have cut. Your own street and price range can read differently.

What kind of market is Southeast Austin for a seller right now?
A buyer’s market, for the area overall. Homes that closed here in the last three months sold for 93.9% of what their owners first asked, and by my rule anything under 94% means the buyer is holding the stronger hand.
Supply alone would not tell you that. Southeast Austin carries 5.7 months of it, a touch under the metro. The difference is who is selling: builders hold a large share of the listings, and builders cut to keep homes moving, which pulls every nearby resale toward the same lower price.
Most people who own here never say they live in Southeast Austin. They say Riverside, Easton Park, Onion Creek or Goodnight Ranch, and the chart below shows how far apart those corners run on supply.
How different are Riverside, the Slaughter side and Goodnight Ranch?
Different enough that each ZIP code gets its own scoreboard. Riverside and East Riverside, ZIP 78741, is mostly condos and older homes, and it carries the deepest supply of the three at 8.6 months. Buyers there still paid close to asking, which keeps it balanced for the ZIP as a whole. The numbers are on the 78741 scoreboard.
The Slaughter Lane and McKinney Falls side, ZIP 78744, is where Easton Park sits, and it moved fastest on supply at 4.8 months. Builders hold almost half of what is listed there. Its numbers are on the 78744 scoreboard.
ZIP 78747 holds Goodnight Ranch, Cascades at Onion Creek, Marble Creek Crossing and the older Onion Creek golf course neighborhood. Sales there closed at 93.2% of original asking, the weakest of the three and a buyer’s market for that ZIP overall. See the 78747 scoreboard.
How much of Southeast Austin is new construction?
A lot of it. Builders account for 199 of the 481 homes for sale right now. The MLS record shows 21 different builder names behind those listings.
The biggest names are David Weekley Homes, Brookfield Residential, Century Communities and M/I Homes, with Perry Homes and Taylor Morrison working the upper end of Easton Park. New builds were close to four in ten of the homes that closed over the last three months, so a resale here is almost always shown beside a brand-new house.

What changed in Southeast Austin over the past year?
Prices came down while sales went up. The typical home sold for $370,000 over the past twelve months, against $395,000 in the twelve months before.
A square foot sold for $209 this past year against $221 the year before, so the drop is in value per foot and not only in which homes happened to sell.
Buyers did not disappear. Southeast Austin closed 1,052 homes this past year against 1,017 the year before. Buyers are coming out of the woodwork here, and they are paying less for each house they buy.
What is the biggest risk for a Southeast Austin seller?
Opening too high and then waiting. Over the last three months, 96 of the homes that sold needed more than 90 days to reach a contract.
Most of those sellers cut along the way, and the homes still listed show the same pattern: more than half are already below their first price. A buyer touring here sees the reductions, and the house that started at the right number is the one that gets the offer.

Does this market report describe your home?
It describes three ZIP codes at once, and your house may sit well away from the middle. Run your address to see the listings a buyer would set beside yours.
- Closer fit for a resale in Easton Park, Goodnight Ranch or Cascades at Onion Creek, where builders set the pace.
- Looser fit for a Riverside condo, which trades in its own small market.
- Looser fit for an older home in Onion Creek, where no builders are listing.
- Looser fit if your home is move-in ready, with an asking price based on this year’s closed sales, not last year’s.

Your situation
Southeast Austin buyers bought more homes this year and paid less for each one, and they are choosing among builders who cut to keep moving. Where your house lands in that depends on your street, your section and your first price.

Why are so many Southeast Austin buyers holding back?
Chris Watters’s position, stated September 9, 2026. Watters International Realty does not forecast prices; the figures on this page are one period’s measurements.
There is pent-up demand in the market. Tons of buyers on the sidelines not purchasing. This is because there is a lack of alignment between the sellers’ personal wants and what a buyer can afford. Affordability has been severely impacted because of interest rates. Interest rates and home prices move in opposite directions in most instances. However, unlike Wall Street, the market is not that fluid. But in reality, it should be.
In Southeast Austin that gap shows up as price cuts. Buyers here are choosing from 481 listings, and they are waiting for the asking price to meet what they can afford.
