In the three months ending October 15, 2026, homes in The Hills sold for a typical $307 per square foot, against $308 in the same three months last year. In my read, the fair comp is the closest sale in your own Hills Lakeway phase, read beside the twelve months, with the walkthrough settling the number for your house.

Price per square foot is the first number I check, because it lets a condo in Lakeside & Greens Condo be read beside a house in Hills of Lakeway. Over the twelve months, homes sold for $296 per square foot, against $299 over the twelve months before.
Buyers paid 90.0% of original asking over the last three months, which shows how far a first price held, and the typical sale price was $904,500.
No new build closed in The Hills over the twelve months, so the price per square foot buyers paid is a resale price. The one builder listing in town asks $452 per square foot, and the resale listings ask a median $333.
An asking price tells you where a seller started and not where a buyer will agree to land, and no new build has yet tested that $452 with a sale. Who else a buyer can tour is on How does a resale in The Hills stand out among other resales at its price?
Where a house stands changes the number, and in my read age is one reason. Among the five largest subdivisions over the twelve months, the lowest typical sale price was $850,000 in Hills Lakeway Ph 01.
Hills Lakeway Ph 01 also has the oldest typical home, built in 1984.
The highest typical sale price was $1,067,500 in Hills Lakeway Ph 04, where the typical home was built in 1999.
Those are medians of different houses, so a seller reads them as a reminder to compare with homes of the same size and age and not as a price for any one house.
The appraisal district produces its value for tax purposes, and the price a buyer pays is a separate number that gets settled in the contract. I make no call on what an appraisal will say.
Watters International Realty is a real estate brokerage and not a tax or legal adviser. Questions about your own appraised value, your homestead cap, whether to protest, a PID or MUD assessment on your lot, or what a bond election would do to your own tax bill belong with a tax professional, and the record for your specific parcel is held by the Travis Central Appraisal District (https://traviscad.org). What WIR can tell you is what a buyer would pay.
The part I can speak to is what buyers paid, and whether to list now or wait is on How do you time a sale in The Hills when few homes close each quarter?
Alone, they do not. Only 17 homes closed in the last three months, and in a record that small one large house can pull the typical price a long way.
So I read the three months beside the twelve months, which had 59 closings, and I give the walkthrough the last word, since it sees what the sales cannot, which is your kitchen, your roof and your lot.
Start with the homes closest to yours in size, age and subdivision, and give the most recent sales the most weight. A comp from your own Hills Lakeway phase that closed this fall says more than a bigger house from another phase that closed last winter.
Then read the comp against what is for sale now. A recent sale shows what a buyer accepted, and the listings around yours show what a buyer can pick instead.
Why some listings wait months for a contract is on Why are homes in The Hills slow to go under contract right now?
Your subdivision, your size and the condition of the house decide it. If that is you, the fastest way to know is to run your address.
The homes you are competing with are on How does a resale in The Hills stand out among other resales at its price?
A buyer in The Hills compares your house with the other resales for sale in Hills Lakeway Ph 02, Hills Lakeway Ph 09 or the next subdivision over, and every figure above describes other houses. The walkthrough is the only route to a number for yours, because it is the one step that looks at your condition, your size and your street.
So here is the question: with your home as it stands this month, what number would a buyer put on the contract?
