Top-Rated Real Estate Agents for Texas Buyers and Sellers

Why do Dale sellers rarely get their first price?

Quick answer

Dale sellers rarely get their first price: the typical sale in the three months ending October 15, 2026 took 111 days to reach a contract and closed at 94.7% of original asking, and none closed at or above it. In my read, that points to price first, then to how the home is promoted and what condition it is in.

How does Dale’s three-month record compare with the Austin metro’s?

Over the last three months, Dale had 32 listings that failed to sell, meaning they expired or were withdrawn with no sale. Among all Dale listings that reached an outcome in those months, either a closing or an exit without one, that is a share of 76.2%, against 39.9% for the Austin metro.

The MLS does not record why any one listing failed, so the reasons on this page are my read. Whether you are in Los Milagros or Forister Ranch, you are reading the same town record, since each of those has only a few sales of its own. The table below shows how long the sold homes took to reach a contract.

How long do Dale homes take to reach a contract?

The typical Dale home that closed took 111 days from first listing to contract, against 56 days for the Austin metro. The three months run from the middle of July to the middle of October, the strongest selling season, so a summer record is the kinder one.

Six homes needed more than 90 days, while two went under contract inside a month. The two middle groups hold one home each, so the sales sort toward the two ends, and the slow end is the larger. Ten closings is a small base, so one quick sale or one slow one moves the picture, which is why I describe the split alongside the median.

Do Dale homes close at their first price?

No Dale home closed at or above its original asking price in those three months, and the typical one closed at 94.7% of it. Resales closed at 94.9% after a median 96 days.

How many Dale homes for sale have already come down from their first price?

About half of the homes for sale in Dale have come down. 50.9% are priced below their original asking price, against 58.9% for the Austin metro.

The MLS does not say why, so I cannot tie the two measures together. The pair still stands out, with a smaller share of cuts here than in the metro and a larger share of listings that never closed.

Whether the cut listings should change when you list is on When should a Dale seller list, with so few recent sales to go on?

What should I check first if my Dale listing is not moving?

Start with the price, and measure it against what homes in your own range closed for, since closings show what buyers paid and asking prices show only what sellers wanted. If your number sits above the closings, the listing asks a buyer to pay more than recent buyers did.

Then check how quickly every inquiry gets an answer. Response is part of the promotion, so it belongs on the list beside price and condition.

Last, look at the house itself. Anything a buyer would negotiate on is a product problem, and in my read it is cheaper to find before the listing than after the first offer.

Does the age of the home explain it?

The Dale homes that closed were a mix of ages. Four were built before 2000 and four from 2015 to 2024, and the other two fall in between or after.

The MLS record does not show the age or condition of the listings that failed, so I make no comparison between the two groups. The full tables for these figures are on What can a Dale seller learn from 78616 numbers when few homes close?

How likely is your Dale listing to close near its first price?

Your situation

The listings that never close tend to come back to the same three questions: the price, the promotion and the house.

Whether your house is in Los Milagros or Forister Ranch, the question is the same: at the price you have in mind, with the marketing it would get, would it be among the few that close, or the many that wait past 90 days?

Why does a home fail to sell?

Chris’s position, WIR positions library, approved September 9, 2026.

A home that does not sell has a price problem, a promotion problem, or a product problem, and usually the seller was told it was the market. Plenty of homes are marketed badly, by agents who have no system for following up and no system for responding the minute a buyer raises a hand.

The price part is the one Dale’s record shows: the typical home that closed gave up part of its first price, and no home closed above it.
