A Dale resale faces a town that reads balanced, with homes closing at 94.7% of original asking in the three months ending October 15, 2026, and as a buyer’s market over the full year, though a price point can put a home in a different market than the town’s.
That holds whether the home sits in Los Milagros or Forister Ranch. In my read, 49 closings over the year against 35 the year before show more sales, while the latest quarter leaves each street with few sales to point to.

19 Dale homeowners have trusted my real estate team to sell their home, and that count doesn’t include a single buyer we’ve represented. Everything on this page comes from the same MLS record we used to price those homes.
Every number on this page is also broken out in the tables on What can a Dale seller learn from 78616 numbers when few homes close?
Last updated October 16, 2026. Sales data covers the 90 days ending October 15, 2026 and the twelve months ending the same day (Unlock MLS via MLS Grid); listing inventory as of October 16, 2026.
Homes in Dale closed at 94.7% of their original asking price in the last three months, which makes the town balanced overall by the rule I use. A price point changes which market a home is in, and Dale’s supply count points the other way.
That count is 16.5 months of inventory against 6.0 for the Austin metro. Months of inventory is how long it would take to sell every listing at the current pace of sales if no new homes arrived. In my read, the number is large because so few Dale homes close, so a slow trickle of sales spread across the homes for sale looks long on paper.
The thin record shows up street by street. Over the past twelve months, only 4 homes closed in Forister Ranch, so a seller there has little of their own street to cite.
Summer is the strongest selling season, and the last three months run from the middle of July to the middle of October. Over the full year the town reads as a buyer’s market overall, and the two readings sit side by side on When should a Dale seller list, with so few recent sales to go on?
The chart below puts the town and its ZIP code beside the metro on months of inventory.
Builders are the smaller side of Dale. Their listings are 14.5% of the homes for sale, and new builds were 20.0% of the homes that closed in the last three months.
The sales are a mix of old and new. Four of the homes that closed were built before 2000 and four were built from 2015 to 2024, so a seller of an older home has sales of the same kind to point to.
Builder listings appear in several Dale communities. Which builders list, where, and at what prices is on Which Dale homes compete with yours, and have they cut their price?
Closings were 49 over the past twelve months, against 35 over the twelve months before, up 40.0%.
The latest quarter closed 10 homes, the same as the 10 in the same three months last year.
In my read, the year is the broader measure and the quarter is the more recent one, so I look at both. Whether prices moved over the same stretch, with both periods and both figures, is answered on What is your Dale home worth when listings ask more than homes sell for?
78616 reads balanced too, with homes closing at 96.0% of original asking for the ZIP as a whole. The ZIP counts every home in 78616 whatever its MLS city, which is why its numbers differ a little from the town’s.
Builders hold 15.8% of the ZIP’s listings, a little above the town’s 14.5%. The tables for the ZIP, one measure at a time, are on What can a Dale seller learn from 78616 numbers when few homes close?
The thin record is the first one. Dale closed 10 homes in the last three months, so one or two sales can move any town figure. No price range reached 10 sales in that time, so I read each range on the twelve-month basis and say so every time.
The balanced reading is another. It rests on a summer quarter, while the full year reads as a buyer’s market for the town overall, so I check a price against both.
The third is pricing from the asking prices around you. Homes for sale ask more per square foot than homes sold for, and how asking and sold prices differ is worked through on What is your Dale home worth when listings ask more than homes sell for? The reasons some listings never close are on Why do Dale sellers rarely get their first price?
Start with the question that is keeping you up. If it is timing, go to When should a Dale seller list, with so few recent sales to go on? If you are weighing what to ask, go to What is your Dale home worth when listings ask more than homes sell for? The listings a buyer will compare with yours are on Which Dale homes compete with yours, and have they cut their price? The full list of Dale pages sits at the end of this one.
The town reading is where the conversation starts, and your price and your street finish it. Running your address shows which reading is yours. No price range reached 10 sales in the last three months, so I compare each range with the town’s twelve-month reading, a buyer’s market.
The list at the end of this page links every Dale page that bears on your decision.
In my read, a Los Milagros seller and a Forister Ranch seller each have little of their own street to cite, and the closest sales are the best evidence either has.

Chris Watters’s position, stated September 9, 2026. WIR does not forecast prices; the figures on this page are one period’s measurements.
There is pent-up demand in the market. Tons of buyers on the sidelines not purchasing. This is because there is a lack of alignment between the sellers’ personal wants and what a buyer can afford. Affordability has been severely impacted because of interest rates. Interest rates and home prices move in opposite directions in most instances. However, unlike Wall Street, the market is not that fluid. But in reality, it should be.
In my read, the sidelines in Dale show up in the sales count: 55 homes for sale today, and 10 closings in the last three months.
Watters International Realty is a Texas real estate brokerage, and I am its broker of record. This page is based on Unlock MLS data analyzed on October 16, 2026. 19 homes sold by Watters International Realty in Dale (Unlock MLS, all time). Primary records used: Unlock MLS (ACTRIS) listing and closing records via MLS Grid for Residential properties in the MLS city of Dale and its ZIP code; the Caldwell County Appraisal District holds the record for any specific parcel. Known unknowns: WIR’s New Construction Inventory sheet carried no rows for Dale builders or communities when it was read, so this page publishes no builder price range, incentive or rate; Dale has no neighborhood pages yet; and the MLS does not record why an individual listing failed to sell.
