In my read, sell your Dale home now if it is move-in ready and you price it to what closed in the three months ending October 15, 2026, and wait if the number you need is higher. Over the twelve months ending that day, homes closed at 90.9% of original asking, a buyer’s market for the town overall, against 94.7% over the last three months.
Your price point can put your home in a different market than the town’s, so your price range is the first thing to check, in Los Milagros or anywhere else in Dale.

19 Dale homeowners have trusted my real estate team to sell their home, and that count doesn’t include a single buyer we’ve represented. Everything on this page comes from the same MLS record we used to price those homes.

Last updated October 16, 2026. Sales data covers the 90 days ending October 15, 2026 and the twelve months ending the same day (Unlock MLS via MLS Grid); listing inventory as of October 16, 2026.
Dale homes closed at 94.7% of original asking over the last three months, a balanced reading for the town overall, and at 90.9% over the past twelve months, a buyer’s market for the town overall. Your price point can put a home in a different market than either reading.
The three months run from the middle of July to the middle of October, the strongest selling season, so I do not let them carry the decision alone. I price to those closings because they sit closest to today’s listings, and I hold the twelve-month reading beside them as the caution. In Forister Ranch, for one, 4 homes closed over the year and 1 is for sale, which is a thin record to lean on for either reading.
The chart below sets the latest quarter beside the same stretch of 2025.
Homes sold for $196 a square foot over the last three months, against $195 over the same three months last year.
The typical sale price was $354,500 against $322,800, up 9.8%.
In my read, 10 sales in each period let one or two homes move a median a long way, so I give the price per square foot more weight than the median. The year-long comparison is on What is your Dale home worth when listings ask more than homes sell for? What comes next is not something I forecast.
Contracts are still being signed in Dale. At the latest pull, 4 homes were active under contract and 4 were pending, which means a buyer has already chosen each of them.
Against that, 42 new listings reached the market in the last three months while 10 homes closed, so supply is arriving faster than sales.
The town reading is for the town overall. Ten sales is my bar for a three-month reading, and no Dale price range reached it, so each range below is read on the twelve months and named as such.
The $350,000 to $399,999 range had more sales over the year than any other, and it reads as a buyer’s market on twelve months, like the town.
The $250,000 to $299,999 range reads the same way, and so does $200,000 to $249,999 on fewer sales.
Homes at $300,000 to $349,999 are the one group whose twelve months read differently, as a seller’s market, from a small base.
Every range reading, and the refresh note for them, is on What can a Dale seller learn from 78616 numbers when few homes close?
About half the homes for sale, 50.9%, are priced below their original asking price, which makes the cut listings part of your comparison. Start from the closings in your own range, and fix what an inspector would flag before a buyer sees it, since a buyer prices those items into an offer. A home that needs nothing stands out beside homes that have already cut.
Next, check who else is for sale near your price. Builders hold a minority of the shelf in Dale, so a buyer is more often comparing your home with another resale. The three months and the year point different ways, so I sort a home by its price range before answering. If that is you, the fastest way to know is to run your address.
Whichever you choose, the opening price is the part you control. What a buyer would pay for your home is on What is your Dale home worth when listings ask more than homes sell for?
Dale has 55 homes for sale, from Los Milagros to Forister Ranch, and a quarter with 10 sales. Whether the wait pays depends on the price you would hold out for.
So the comparison to make is one line long: your price against what homes in your range have closed for, and whether a buyer would choose yours over the cheaper listing beside it.
