Why do so many Blanco Vista listings in San Marcos take months to sell?
Quick answer
Mostly because they start too high and cut later. Blanco Vista homes closed at 88.5% of original asking over the past twelve months, a buyer’s market for the neighborhood as a whole. The typical sale took 152 days to reach a contract.

Selling above $1M? Part of this market never goes online
The figures on this page describe the public side of this market, the sales that were listed in the MLS. Above $1M in the Austin area, a large share of sales are never listed there and never appear online.
Those sales trade on a broker-to-broker private network, and I am a participating broker. Only the agents and brokers who do most of the business at this price point use it, and a surprising number of agents do not know it exists because they do not sell in this range. It covers homes, lots, ranches and condos priced over $1M, and much of it is waterfront or in the Austin core, West Austin, Westlake and Rollingwood, where prices run past $1.5M.
Sellers and their brokers use it for privacy: no public photos or floor plans, and no showings to buyers who have not been qualified.

Is Blanco Vista a buyer’s market?
Yes, for the neighborhood as a whole, and it was a year ago too. Sale prices came in well under 94% of original asking, the line our rule uses for a buyer’s market, and your price point can read differently.
Only 6 homes closed over the last three months, too few to read alone, so this page works from the twelve-month record. Those few recent sales did move faster, which is worth watching and not yet a trend.

| Twelve months ending October 6, 2026 | 28 | $331,000 | $169 | 152 days | 88.5% | 1,908 | 2022 |

Are Blanco Vista prices falling?
Yes, by the foot. Buyers paid $169 a square foot over the past year, against $179 the year before. The typical sale fell further, to $331,000, partly because the homes that sold were smaller.
So part of the drop in the median is which homes sold, and part is a real decline in what buyers pay for each foot.
Why do Blanco Vista listings fail or drag?
Over the year, 31.7% of Blanco Vista listings that reached an outcome expired or were withdrawn and failed to sell, a bit under the 33.9% for San Marcos as a whole. Two-thirds of the homes for sale now have cut their price.
That pattern, a high start followed by cuts, is what stretches a sale to five months. Each cut tells the buyers already watching that another may come.
What is a Blanco Vista home compared against?
Newer homes. Half the closings over the past year were new builds, and Pacesetter Homes still has two listings here.

An older Blanco Vista home is weighed against those, so condition and a realistic first price carry more weight than in a neighborhood of resales alone.
Sell now, or wait?
Fewer homes closed this year than last, at lower per-foot prices, so holding out for last year’s numbers has not paid here.
- Sell now if your asking price is based on this year’s closed sales, not last year’s.
- Sell now if you can start at a price that does not need a cut in month two.
- Wait if the home needs repairs a buyer would set against a new build’s warranty.
- Wait if only last year’s per-foot price works for your next move.
In the coming-soon stage, before the listing is public, we put the home in front of our own buyers, including the 4,000 cash buyers in my black book, not counting buyers using traditional financing. You weigh the options and decide.
Your situation
A Blanco Vista buyer is watching a list of homes that have mostly cut already, with new builds on the same list. Where your first price lands against those reduced prices decides whether you sell in weeks or join the long sales.
Your plan, age and condition set that line.

What does a stalled Blanco Vista listing usually have wrong?
Chris’s position, approved September 9, 2026, trimmed. A prior position, not written for this page.
A home that does not sell has a price problem, a promotion problem, or a product problem, and usually the seller was told it was the market. It was not the market. It is also not true that marketing rarely matters. Plenty of homes are marketed badly, by agents who have no system for following up and no system for responding the minute a buyer raises a hand.
Blanco Vista homes did sell this year, in the same market, so the ones that stalled usually had something about the listing itself to fix.
