Top-Rated Real Estate Agents for Texas Buyers and Sellers

Why are San Marcos homes taking so long to sell?

Quick answer

Mostly price, in a market with plenty of choice. The typical San Marcos home took 68 days to go under contract over the last three months, and 67 of the sold homes needed more than three months. The ones that moved fast opened close to what buyers were paying.

Selling above $1M? Part of this market never goes online

The figures on this page describe the public side of this market, the sales that were listed in the MLS. Above $1M in the Austin area, a large share of sales are never listed there and never appear online.

Those sales trade on a broker-to-broker private network, and I am a participating broker. Only the agents and brokers who do most of the business at this price point use it, and a surprising number of agents do not know it exists because they do not sell in this range. It covers homes, lots, ranches and condos priced over $1M, and much of it is waterfront or in the Austin core, West Austin, Westlake and Rollingwood, where prices run past $1.5M.

Sellers and their brokers use it for privacy: no public photos or floor plans, and no showings to buyers who have not been qualified.

How long does a San Marcos home take to sell?

Longer than across the metro. The typical San Marcos sale took 68 days to reach a contract over the last three months, against 54 for the Austin metro.

That is a market where buyers have time to compare, and they use it. The chart below shows how the sold homes spread out between quick and slow.

Do most San Marcos listings eventually sell?

Most do, though a real share do not. In the last three months, 92 San Marcos listings came off the market as expired or withdrawn, never sold.

Measured against all the listings that ended one way or the other in those 90 days, sold included, 35.0% failed to sell in San Marcos. The share for the Austin metro was 39.1%. So the town is slow to sell without being worse than the metro at getting homes sold.

Why did some San Marcos homes sell in a month while others took a season?

The sold homes run from fast to very slow, with the slow end the bigger group. About a quarter went under contract within a month, and close to four in ten took more than three months.

The precise counts sit in Table 1. In my experience the first asking price sorts a listing into one group or the other within its first few weeks.

What did the San Marcos homes that sold quickly get right?

Their opening number. Just 18 of the 171 homes that closed reached their original asking price. Nearly everyone else negotiated, and the sellers who priced realistically from the start spent the least time waiting.

Resales did better than new builds here. The typical resale reached a contract in 55 days and the typical new build in 82, which puts the slowest part of this market in builder inventory. Which builders those are is on How many new builds is your San Marcos home up against?

How many San Marcos listings have cut their price?

Most of them. Of the 416 homes for sale, 269 now ask less than their original price.

In a town where most listings have already cut, a reduction does not make a home stand out; it only brings it level with the street. A price that starts level is what gets a listing seen in its first weeks, when the most buyers are watching.

Is my San Marcos price range slower than others?

The high $400,000s were the slowest busy range, where homes sold at 89.2% of their first asking price, a buyer’s market for that range. The $350,000s and low $400,000s were the quickest and ran balanced.

Those readings hold for each range overall; your street, the home’s condition or a builder community next door can move your own result. The ranges with at least 10 recent sales are all laid out on Is 78666 a buyer’s market for every San Marcos price range?

Your situation

San Marcos is a slow market with a lot of choice, and most of the sellers in it have already cut once. The homes that sold quickly opened near what buyers were paying; the rest waited, cut, and often waited again.

The question for your home is which of those paths your first price would set it on.

Why does a San Marcos home fail to sell?

Chris’s position, approved September 9, 2026.

A home that does not sell has a price problem, a promotion problem, or a product problem, and usually the seller was told it was the market. It was not the market. Plenty of homes are marketed badly, by agents who have no system for following up and no system for responding the minute a buyer raises a hand.

Even in a slow San Marcos market, plenty of homes sold within a month. The ones that never sold usually trace back to how they were priced, how they were marketed, or the house itself.
