Top-Rated Real Estate Agents for Texas Buyers and Sellers

Is it a good time to be selling a home in 78666 this year?

Quick answer

It depends. The ZIP as a whole is a buyer’s market, with homes closing at 92.7% of their original asking price. The $350,000 to low $400,000s price range ran balanced. So your home’s price range will dictate whether you or the buyer have the advantage, if you’re thinking of selling your home this fall.

Selling above $1M? Part of this market never goes online

The figures on this page describe the public side of this market, the sales that were listed in the MLS. Above $1M in the Austin area, a large share of sales are never listed there and never appear online.

Those sales trade on a broker-to-broker private network, and I am a participating broker. Only the agents and brokers who do most of the business at this price point use it, and a surprising number of agents do not know it exists because they do not sell in this range. It covers homes, lots, ranches and condos priced over $1M, and much of it is waterfront or in the Austin core, West Austin, Westlake and Rollingwood, where prices run past $1.5M.

Sellers and their brokers use it for privacy: no public photos or floor plans, and no showings to buyers who have not been qualified.

Which market is my San Marcos price range in?

Most busy ranges here read as buyer’s markets for that range taken as a whole. The $350,000s and low $400,000s are the exceptions, where sellers held close to their first price, and a home’s street or condition can still move it off its range’s reading.

Why does months of supply matter to a San Marcos seller?

Chris’s position, approved September 9, 2026.

Months of supply is the number I watch. It means: if no more homes came on the market, how long would it take to sell everything listed at the pace homes are selling now.

The city of San Marcos sits at 7.3 months, more than the metro carries. I read it next to the share of first asking price buyers paid, because that is what decides which market a seller is in.
