Selling above $1M? Part of this market never goes online

The figures on this page describe the public side of this market, the sales that were listed in the MLS. Above $1M in the Austin area, a large share of sales are never listed there and never appear online.

Those sales trade on a broker-to-broker private network, and I am a participating broker. Only the agents and brokers who do most of the business at this price point use it, and a surprising number of agents do not know it exists because they do not sell in this range. It covers homes, lots, ranches and condos priced over $1M, and much of it is waterfront or in the Austin core, West Austin, Westlake and Rollingwood, where prices run past $1.5M.

Sellers and their brokers use it for privacy: no public photos or floor plans, and no showings to buyers who have not been qualified.

Does a new build down the road lower my home’s value?

Recent closings say no, at least by the foot. Liberty Hill resales sold at a median $204 a square foot last quarter, and new builds at $196.

New builds still sold for more in total because they tend to be larger, so comparing sale prices alone makes a resale look weaker than it is. Size-adjusted, buyers here paid a little more for an established home. Our chart lines up sold and asking prices per square foot.

What are builders asking right now?

Builders ask more per home. The median new-construction listing in Liberty Hill asks $549,900; the median resale asks $485,750.

Per square foot the gap nearly closes, with resales asking slightly more than builders. Asking is not selling either, and most builder listings have already come down from where they started. A builder-by-builder price view is on What is your Liberty Hill home competing against on a buyer’s tour?

Is my home worth less than it was last year?

Roughly level on the middle sale, a bit lower by size. The median Liberty Hill closing was $500,000 this year, matching last year.

Prices are still moving down when measured by size: price per square foot fell from $201 to $195 between those two years. A neighbor’s sale from last year may set your number a little high. Whether to list now or later is covered on Should you sell your Liberty Hill home now, or wait for a better market?

Does my price range change what buyers pay?

Quite a lot. Last quarter, sellers in the low $300,000s kept 96.8% of their first asking price. In the low $500,000s they kept 86.4%.

Those are range-wide numbers; your block and your home’s shape still move the result. Ranges with enough closings each get a row on How is the 78642 housing market doing for Liberty Hill sellers?

Is my appraised value what a buyer will pay?

Often not. Your appraisal district value is set yearly for taxes, and a homestead cap may keep it under market. The buyer’s price gets settled at the closing table, and I make no calls on appraisals.

Watters International Realty is a real estate brokerage and not a tax or legal adviser. Questions about your own appraised value, your homestead cap, whether to protest, a PID or MUD assessment on your lot, or what a bond election would do to your own tax bill belong with a tax professional, and the record for your specific parcel is held by the Williamson Central Appraisal District (https://www.wcad.org). What Watters International Realty can tell you is what a buyer would pay.

Will your home hold its value next to a new build?

It depends on where your price falls and on what the inspection turns up. Run your address for the new and resale homes your buyer will compare.
