Why aren’t homes selling in Liberty Hill? What the quick sales did differently

Quick answer

Mostly price. Most Liberty Hill homes that go on the market do sell, but the typical sale took 78 days to reach a contract and 66.3% of today’s listings have cut their price. The quickest sales opened close to what buyers were paying.

Selling above $1M? Part of this market never goes online

The figures on this page describe the public side of this market, the sales that were listed in the MLS. Above $1M in the Austin area, a large share of sales are never listed there and never appear online.

Those sales trade on a broker-to-broker private network, and I am a participating broker. Only the agents and brokers who do most of the business at this price point use it, and a surprising number of agents do not know it exists because they do not sell in this range. It covers homes, lots, ranches and condos priced over $1M, and much of it is waterfront or in the Austin core, West Austin, Westlake and Rollingwood, where prices run past $1.5M.

Sellers and their brokers use it for privacy: no public photos or floor plans, and no showings to buyers who have not been qualified.

How many Liberty Hill listings fail to sell?

About a quarter, which is fewer than across Austin. Here, a listing that failed to sell means one that expired or was withdrawn in the last three months, counted against every listing that reached an outcome either way. By that measure 26.8% of Liberty Hill listings failed to sell, against 39.1% for the Austin metro.

So the problem in Liberty Hill is less that homes don’t sell and more that they take a long time. Our chart tracks the days the sold homes needed.

A long time, by Austin standards. The typical home that sold over the last three months took 78 days to go under contract.

Table 1 shows the split behind that median. The largest group of sellers waited more than three months, while a smaller but real group was under contract inside a month. Few homes land in between, and the opening price usually decides which group a listing joins.

What did the homes that sold quickly do differently?

They opened near what buyers were paying. Only 14.7% of the homes that sold reached their original asking price, which left almost every seller conceding something; the ones who conceded up front had the shortest wait.

Resales also moved faster than new builds. Resales typically found a buyer in 61 days against 84 for new builds; with so many builder specs on the market, their slower pace drags the town median longer. How many homes for sale have already cut their price?

Most of them. Of the homes for sale in Liberty Hill today, 66.3% are listed below their original asking price.

A cut brings an overpriced Liberty Hill listing back into a buyer’s search, often after the first wave of buyers has moved on. By the time the price comes down, the buyers who were watching that range from the start may have chosen a new build a few streets over.

Does my price range make a difference?

A big one. Homes in the low $300,000s typically went under contract in 49 days. The low $500,000s needed 103 days and closed furthest under original asking of any busy range.

Those figures describe each range as a whole, and your block and the home’s condition can shift them. A row for every busy range sits on How is the 78642 housing market doing for Liberty Hill sellers?

Your situation

Most Liberty Hill listings close. Stalled listings tend to share a story: an opening price above the market, then a lost buyer who chose a nearby new build for about the same money.

So picture a buyer’s search at your opening price. Which homes show up beside yours, and is yours the one they would choose?

Why does a home fail to sell?

Chris’s position, approved September 9, 2026.

A home that does not sell has a price problem, a promotion problem, or a product problem, and usually the seller was told it was the market. It was not the market. Plenty of homes are marketed badly, by agents who have no system for following up and no system for responding the minute a buyer raises a hand.

Liberty Hill’s record lines up with that. Closings rose over the past year and most listings sold, so the ones that stall usually trace back to the price, the marketing or the house.
