Has waiting paid off for Pflugerville sellers this year?

No. Over the past twelve months, the typical home in Pflugerville sold for $380,000, against $400,000 the year before. Price per square foot moved the same way, so buyers paid less for the same space.

The last three months tell the same story. The typical home that closed in that period sold for $370,000, compared to $406,000 in the same months last year. A seller who held out a year hoping to get last summer’s number back is now pricing against lower recent sales, and the chart below puts this summer beside last summer.

Are buyers still buying in Pflugerville?

Yes, and more homes are selling this year than last. More buyers are coming out of the woodwork, and prices are still going down. Pflugerville closed 1,316 sales in the past twelve months, against 1,215 the year before. The last three months held steady too, with about as many closings as the same months of 2025.

The pipeline matters for anyone listing this fall. Right now 39 homes are under contract and still active on the MLS, and another 89 are pending. Those are buyers who already chose a house. Buyers keep coming here; they just pay what the house is worth to them today.

What happens to sellers who price too high and wait it out?

They usually end up cutting their price anyway. Of the 554 homes for sale in Pflugerville right now, 364 are already priced below their original asking price. That is about two in three sellers who started high and came down.

The sales show the cost of that. Over the last three months, 114 homes went under contract within a month of listing. Another 100 took more than three months. The cheapest range in Table 1 sold at 97.3% of original asking, a seller’s market for that range. Most of the middle of town is balanced.

How do new builders affect my timing?

They set the pace in a lot of Pflugerville. Builders hold 182 of the 554 listings in town. Lennar has the most of them, with Ashton Woods, Brohn Homes, Taylor Morrison and Meritage Homes also selling here, and about three in ten recent sales were brand new homes.

Resale homes have held their own against them. A typical resale went under contract in 43 days, while a typical new build took 83 days. If you live near Meadowlark Preserve, Edgebrooke or Blackhawk, a buyer will likely tour a new home the same weekend as yours.
