The median covers a split. Of the 385 Leander homes that closed in the 90 days ending September 20, 2026, 145 reached a contract inside 30 days and 98 needed more than 90, with 86 landing at 31 to 60 days and 56 at 61 to 90. The town median of 46 days undercuts the Austin metro’s 50 over the same 90 days, so the pace of the town is not what holds a listing up.

226 of them, in the same 90 days ending September 20, 2026, a non-sale share of 37.0% against 36.4% for the Austin metro. The share counts listings that ended in the period without a sale, expired or withdrawn by their off-market date, over those plus the closings; it is one period’s level and nothing here reads a direction into it. Leander sits above the metro there, and that is the part a seller prices for.
Which homes the 226 were is not something the record answers. No attribute comparison exists on file between them and the 385 that closed, by age, condition, updates or subdivision. 403 of the 643 homes for sale on September 21, 2026 were below their original asking price, 62.7% of the board against 57.3% across the Austin metro, and they had been out a median 61 days by then. The 385 sellers who closed went at 95.6% of original asking against the metro’s 94.8%, and 67 of them, 17.4%, took the price they first asked or better.
Asking and paying are two different numbers here. The median sale in the 90 days ending September 20, 2026 was $464,990 at $195 per square foot; the median home still for sale on September 21, 2026 wanted $519,995 at $206.
The slow side has a price range. From $550,000 to $649,999, 28 homes sold in a median 56 days at 94.9% of original asking while 42 of the 65 listings in that band had already come off their opening number, and 7.0 months of inventory puts the band on the buyer’s market side of WIR’s rule. Down at $350,000 to $449,999 the same 90 days produced 96 sales in a median 43 days at 96.1%, on 4.3 months. 543 new listings arrived in Leander over the 90 days ending September 20, 2026 against 385 closings, so a buyer sitting on your price had something newer to look at every week the sign was up. What closed sets the condition bar. Of the 385 sales, 151 were built between 2015 and 2024 and 90 in 2025 or later, against 112 from 2000 to 2014 and 32 before 2000. A buyer who walks a pre-2000 house in the morning can tour a finished spec in Bar W Ranch or Cedar Brook that afternoon, and the asking price has to carry the difference.
That does not make the spec the quicker sale. The 297 resales among the closings reached a contract in a median 39 days at 95.8% of original asking while the 88 new builds took 67 days at 94.8%, and on today’s board 293 of the 459 resale listings have cut against 110 of the 184 builder listings. A resale that opens at the right number and shows clean gets there first; the ones that stall are asking spec money in unfinished condition.
