What do buyers pay for an older Travis Heights house now?
Quick answer
Less than last year, partly because smaller houses sold. Travis Heights’ public-record median fell over the past twelve months, and price per square foot slipped too, by a smaller amount.
Public-record median: $916,000 for Travis Heights sales recorded in the MLS, twelve months ending October 20, 2026. The public record understates Travis Heights. Some of the sales that would pull this number up trade privately and never reach the MLS, and a lot alone here rarely changes hands under a million dollars.

Selling above $1M? Part of this market never goes online
The figures on this page describe the public side of this market, the sales that were listed in the MLS. Above $1M in the Austin area, a large share of sales are never listed there and never appear online.
Those sales trade on a broker-to-broker private network, and I am a participating broker. Only the agents and brokers who do most of the business at this price point use it, and a surprising number of agents do not know it exists because they do not sell in this range. It covers homes, lots, ranches and condos priced over $1M, and much of it is waterfront or in the Austin core, West Austin, Westlake and Rollingwood, where prices run past $1.5M.
Sellers and their brokers use it for privacy: no public photos or floor plans, and no showings to buyers who have not been qualified.

Why is the Travis Heights median lower?
Mostly smaller houses. The middle sale had 1,787 square feet this past year, against 1,972 the year before.
Price per square foot fell as well, to $527 from $552, so part of the drop is price and part is size.
On the public record the median came in at $916,000 this past year, down from $1,050,000 in the twelve months before.

How close to asking do Travis Heights homes sell?
Close. Sales closed at 96.1% of original asking over the past twelve months, a balanced market for Travis Heights overall on the public record, and well ahead of the twelve months before. Your street or price point can still read differently.
Above $1M much of this market trades privately, between brokers, so I read the public figures there as partial.
What is for sale in Travis Heights now?
There are 20 homes listed, and infill builders have a few of them, from Andres Construction and Intracorp.
Table 2. Builders with new homes in Travis Heights, as of October 21, 2026: 4 new-build listings for sale. Builder names come from the MLS record and our builder inventory; presence only. Source: Unlock MLS.
| Builder | New homes for sale |

| Andres Construction | 2 |
| Intracorp | 2 |
Most of this past year’s sales were houses built before 2000, many of them from around 1950. A new infill house down the block sets the top of what a buyer sees, and an original cottage competes on its lot and its trees.
Sell now, or wait?
Travis Heights buyers know the streets, and they price the house in front of them.
- Sell now if your asking price is based on this year’s closed sales, not last year’s bigger ones.
- Sell now if the house has been kept up and shows its age as character, not as a repair list.
- Wait if the foundation, the wiring or the sewer line needs attention, and get it done first.
- Wait if you are counting on a price per square foot near last year’s $552.
Before a Travis Heights home goes public, I take it to my buyer network during the coming-soon stage, including 4,000 cash buyers in the black book, not counting buyers using traditional financing. Every option comes to you to choose from.
Your situation
Travis Heights sells mostly older houses on lots buyers want, with a few new infill homes at the top. Your lot, the house’s condition and whether it has been added on to decide where it sits among the listings.
