What does the public record miss about Barton Hills home sales?
Quick answer
A good share of the expensive ones. Barton Hills’ public-record sales closed well below original asking over the past twelve months, a buyer’s market for the neighborhood on that record, and many of its higher-priced homes sell privately and never show up in it.
Public-record median: $1,830,650 for Barton Hills sales recorded in the MLS, twelve months ending October 20, 2026. The public record understates Barton Hills. The sales that would pull this number up trade privately and never reach the MLS, and a lot alone here rarely changes hands under a million dollars.
What we analyzed

Selling above $1M? Part of this market never goes online
The figures on this page describe the public side of this market, the sales that were listed in the MLS. Above $1M in the Austin area, a large share of sales are never listed there and never appear online.
Those sales trade on a broker-to-broker private network, and I am a participating broker. Only the agents and brokers who do most of the business at this price point use it, and a surprising number of agents do not know it exists because they do not sell in this range. It covers homes, lots, ranches and condos priced over $1M, and much of it is waterfront or in the Austin core, West Austin, Westlake and Rollingwood, where prices run past $1.5M.
Sellers and their brokers use it for privacy: no public photos or floor plans, and no showings to buyers who have not been qualified.

Why did the Barton Hills median jump?
Bigger houses sold. The middle sale had 3,075 square feet this past year, against 2,414 the year before.
Price per square foot slipped, to $620 from $641, so a foot of Barton Hills house brought a little less while the houses got larger.

| Period | Sold | Public-record median sale price | Price per square foot (median) | Median days on market | Share of original asking price | Median living area (square feet) | Median build year |

| Prior twelve months (October 21, 2024 to October 20, 2025) | 33 | $1,395,000 | $641 | n/a (private sales) | 92.5% | 2,414 | 1973 |
How close to asking did Barton Hills sales close?
Not very, on the public record. Sales closed at 90.8% of original asking this past year, a buyer’s market for Barton Hills overall by our rule, and a single house or price point can read differently.
That figure comes only from homes listed on the MLS. Most of this neighborhood’s recorded sales were above $1M, the level where a broker-to-broker private network carries many sales that never reach the MLS.
How much new construction is in Barton Hills?
More than you might expect. New builds made up 29.4% of this past year’s public sales, and Joseph Design Build has 2 listings now.

| Builder | New homes for sale |
|---|---|
| Joseph Design Build | 2 |
Only 4 homes are listed publicly at the moment. With a market this thin and this private, I would not read days on market or the share that failed to sell from the public record here.
Sell now, or wait?
A Barton Hills sale is priced from the few comparable houses, public and private.
- Sell now if your asking price is based on this year’s closed sales, not last year’s, including the ones that never hit the MLS.
- Sell now if you value privacy and a quiet sale over public photos and open houses.
- Wait if the house needs work a buyer at this price would expect done.
- Wait if your plan rests on last year’s price per square foot.
Your situation
Barton Hills sells large houses near the greenbelt to a small pool of buyers, and a lot of that business happens off the MLS. The handful of public listings is only part of what your buyer can see.
