Top-Rated Real Estate Agents for Texas Buyers and Sellers

Why do Manchaca homes go under contract within a month or after three?

Quick answer

The typical Manchaca home that closed in the three months ending October 15, 2026 reached a contract in 26 days. In my read the first price is what separates it from the slowest sales, which took more than three months. The MLS does not record why a listing fails, so that is a reading and not a record.

11 Manchaca homeowners have trusted my real estate team to sell their home, and that count doesn’t include a single buyer we’ve represented. Everything on this page comes from the same MLS record we used to price those homes.

How do Manchaca sellers compare with the rest of the Austin metro?

A smaller share of Manchaca listings failed to sell than in the Austin metro. Failed to sell means the listing expired or was withdrawn without a sale, counted against every listing that reached an outcome either way in the last three months. That share was 36.8% in Manchaca and the Austin metro’s was 39.9%.

The 12 homes that closed and the 7 listings that failed to sell make up that share. The MLS does not record why any one listing failed, so what follows is my read. The chart below shows how long the 12 took to reach a contract.

How fast do Manchaca homes reach a contract?

Manchaca sales split into a fast group and a slow one. Within a month, 6 homes reached a contract, and 4 took more than three months, with 2 in the second month and none in the third, as the table below shows.

The typical home took 26 days, against 56 for the typical home across the Austin metro. Twelve closings is a small base, so one or two sales can move that median, and the gap between the groups tells you more than the middle does.

In my read, the opening price is what puts a listing in one group or the other, since it is the one input the seller sets alone.

Is new supply arriving faster than Manchaca homes sell?

In the last three months, 28 new listings came on the market while 12 homes closed. A new listing in Manchaca therefore opens beside several others a buyer can pick from.

What did the Manchaca homes that closed do?

Few closed at their first price. Only 2 closed at or above original asking, and every other sale came in under it. In my read, a seller who plans on a full-price close is planning on the smaller group.

What buyers paid for those homes, in dollars and per square foot, is on Why does the Manchaca median say so little about what your home is worth? and the cut listings still on the market are on Do builders elsewhere in 78652 still compete with your Manchaca home?

What separates a quick Manchaca sale from a slow one?

Start with the price. In the $500,000 to $549,999 range, which reads as a buyer’s market for that range on twelve months, the first price carries the most weight, and in my read the homes that reached a contract within a month were the ones priced where buyers were already paying.

Then look at the promotion. New listings keep arriving in Manchaca, so in my read a buyer who gets a slow reply on your listing has another house to look at the same day.

Last, look at the house itself. In my read, a buyer comparing a house in Ashbrook or Bear Creek Crossing with its neighbors is weighing condition as well as price.

How long have Manchaca listings been up?

The typical Manchaca home for sale has been listed 55 days so far. That is a count of days still running, a different measure from the days to contract above, so I do not set the two side by side. Which listings have cut and by how much is on Do builders elsewhere in 78652 still compete with your Manchaca home?

Does your home face a long wait for a contract?

A few things raise or lower the odds, and you can check most of them yourself. If that is you, the fastest way to know is to run your address.

What a buyer would pay for your home is on Why does the Manchaca median say so little about what your home is worth?

Your situation

Ashbrook, Bear Creek Crossing and Hills of Bear Creek have few recent sales each, so in my read your first price has to carry most of the argument with a buyer.

For your home, then: at the price you would start at, with the marketing it would get, would a buyer pick yours over the other Manchaca listings in view?

What usually holds a Manchaca listing back?

Chris’s position, WIR positions library, approved September 9, 2026.

A home that does not sell has a price problem, a promotion problem, or a product problem, and usually the seller was told it was the market. It was not the market. Plenty of homes are marketed badly, by agents who have no system for following up and no system for responding the minute a buyer raises a hand.
