Top-Rated Real Estate Agents for Texas Buyers and Sellers

Price, promotion or product: which one is holding back your La Grange listing?

Quick answer

In the three months ending October 15, 2026, La Grange homes sorted into quick sales and slow ones: 6 went under contract within a month and 5 took more than three months.

In my read, a listing that is not selling has a price problem first, since the homes that did close paid 92.9% of original asking, and the days below show which group yours resembles. These sales are a small base, and a price point changes which market a home is in.

Is it the La Grange market or the listing?

The market sets the backdrop and the listing decides where a home lands. The MLS keeps no reason for any one failed listing, so the reasons here are my read. What the record does show is how many did not close.

In the last three months, La Grange listings that expired or were withdrawn without a sale came to 55.2% of every listing that reached an outcome either way, and I call those listings failed to sell. The Austin metro’s share over the same period was 39.9%.

That is 16 listings against 13 sales. Only the 13 have a record of days and price to learn from, so that is where the rest of this page looks.

Moore John H 445 shows how crowded one subdivision can get, with 3 closings over the past twelve months and 5 homes for sale today. The chart below shows how long the sales took to reach a contract.

How long do La Grange homes take to reach a contract?

The sales split into a quick camp and a slow one. In the last three months, 6 went under contract in 30 days or less and 5 needed more than 90.

31 to 60 days1
61 to 90 days1
More than 90 days5

The typical sale took 58 days, and that median hides the divide, because nearly as many homes passed 90 days as went under contract inside a month. Each of the two middle groups holds a single home, so a La Grange listing tends to land in one camp or the other.

Is La Grange slower to reach a contract than nearby towns?

La Grange sits between its neighbors. Giddings took a median 52 days to reach a contract over the same three months and Smithville took 82, against 58 here.

The comparison is loose, because Smithville had far more sales behind its median and one or two sales can move a small town’s figure.

What did the La Grange homes that sold do?

Sellers who closed accepted less than their first price. No home closed at or above its original asking price, and the typical sale reached 92.9% of it.

The MLS carries no record of how the listings that failed compare with the ones that sold, so I do not make that comparison here. Which homes a buyer weighs against yours is on Which La Grange price ranges do builders skip, and does your home sit in one?

Which camp would my listing land in?

Time on the market places a listing. A home with no contract at 30 days has already left the quick camp, and one with none at 90 days is in the slow camp. Among the homes for sale in La Grange, the typical one has been listed 52 days so far.

In my read, the first price does most of the placing. Many of the homes for sale have already come down from where they started, and how that bears on timing is on Sell your La Grange home now, or wait? Your first price meets cut listings.

How much new supply is La Grange getting?

14 new listings came on over the last three months, while 13 homes sold and 16 listings failed to sell, so more listings left the market than arrived. A new listing joins what remains, and its first price is what separates it from the others.

Is your home at risk of not selling?

Some of what decides the outcome sits in the record, and you can check it against your own plans. If that is you, the fastest way to know is to run your address.

Your situation

The listings that fail tend to come back to three questions: the price, the promotion and the house. A seller in Eblin 426 or Eckel 428 can check all three against the neighbors, because both subdivisions have recent sales and homes for sale at the same time.

Then ask it of your home: at the price you would start at, with the marketing it would get, would it go under contract in the first month?

Why does a home fail to sell?

Chris’s position, WIR positions library, approved September 9, 2026.

A home that does not sell has a price problem, a promotion problem, or a product problem, and usually the seller was told it was the market. Plenty of homes are marketed badly, by agents who have no system for following up and no system for responding the minute a buyer raises a hand.

La Grange’s record fits the price part: the sellers who closed accepted less than their first price.
