How far can a La Grange seller trust a market read built on so few sales?

Quick answer

La Grange reads as a buyer’s market overall for the three months ending October 15, 2026, when 13 homes sold at 92.9% of original asking. That is a small base, so I checked it against the twelve months, which read the same way, and the town reading holds. In my read, trust it for the direction of your price and use the walkthrough for your own number, since a price point changes which market a home is in.

Is La Grange a buyer’s market, and can you trust that reading?

La Grange is a buyer’s market overall, and I trust that reading for the town as a whole. Homes here closed at 92.9% of their original asking price over the last three months, under the 94% line where a market starts to read balanced. A price point changes which market a home is in, so this is the reading for the town and says little about a single street.

The base is small. A median built on so few sales moves when one unusual house closes, which is why I checked the full year, where homes closed at 91.7% of original asking and the reading is the same. Almost half the homes for sale have already cut their price, which fits a buyer’s market. Even the busiest subdivision over those twelve months, Eblin 426, closed only 4 homes.

The chart below sets La Grange beside the nearby towns and the Austin metro on months of inventory. Flatonia’s bar is the longest, and it comes from a single closing, which is the same small-numbers problem in a sharper form.

The pace is close to the metro’s, as the table shows. The difference is in price. Metro buyers paid 94.3% of original asking, which reads balanced, and La Grange buyers paid less of theirs.

The table also shows how many homes for sale have cut their price and how many listings failed to sell. What both mean for a listing is on Price, promotion or product: which one is holding back your La Grange listing?

How do La Grange sales compare with last year?

Volume barely moved: La Grange had 45 closings over the past twelve months, against 47 in the twelve months before.

Prices are a separate question, because a median can move with the mix of homes that happened to sell. How La Grange prices moved, and what a buyer would pay for your house, is on What is your La Grange home worth when one new build can move the median?

How much of La Grange is new construction?

New construction is a small part of La Grange. Builders list 3 homes, under 2 builder names, and nearly every recent sale was a resale. Most of the sales that tell you anything are older homes, with 7 built before 2000.

Which builders those are, and which communities they list in, is on Which La Grange price ranges do builders skip, and does your home sit in one?

What are the biggest risks for a La Grange seller right now?

The biggest risk is pricing off a reading the record cannot support. Only two price ranges have enough twelve-month sales to carry a reading, and both read as a buyer’s market for that range, the same as the town.

They are the $200,000 to $249,999 and $300,000 to $349,999 ranges. Every other range had too few twelve-month sales for any reading, so a seller in one of them is working from the town reading and a walkthrough, and from nothing finer.

A second risk is a first price built on a neighbor’s old ask. Many of the homes for sale in La Grange have already come down from where they started, and a listing that opens above them is priced against sellers who have already cut. What that does to a first price is on Price, promotion or product: which one is holding back your La Grange listing?

Which La Grange page answers my question?

For timing, Sell your La Grange home now, or wait? Your first price meets cut listings sorts a home by its price range. For the homes your buyer will tour next, Which La Grange price ranges do builders skip, and does your home sit in one? names the builders and the subdivisions.

If your listing has not found a buyer, Price, promotion or product: which one is holding back your La Grange listing? sorts the sales into quick ones and slow ones. For what a buyer would pay, What is your La Grange home worth when one new build can move the median? sets prices per square foot beside the median.

Does this market report apply to your home?

The town reading sets the direction, and your price range and your street decide how much of it applies to you. If that is you, the fastest way to know is to run your address.

Whether those readings mean sell now or wait is on Sell your La Grange home now, or wait? Your first price meets cut listings.

Your situation

A seller in Eblin 426 can point to the most sales in town, 4 over the past twelve months, and a seller in The View can point to 2. Neither is a trend; each is one or two sales.

Put that to your own house: which of those few recent sales is the one yours will be held against, and would you accept that price?

Are La Grange buyers waiting on the sidelines?

Chris Watters’s position, stated September 9, 2026. WIR does not forecast prices; the figures on this page are one period’s measurements.

There is pent-up demand in the market. Tons of buyers on the sidelines not purchasing. This is because there is a lack of alignment between the sellers’ personal wants and what a buyer can afford. Affordability has been severely impacted because of interest rates. Interest rates and home prices move in opposite directions in most instances. However, unlike Wall Street, the market is not that fluid. But in reality, it should be.

In my read, the sidelines show in supply in La Grange: the town carries 7.4 months of inventory against 6.0 for the Austin metro.

About Watters International Realty in La Grange

Watters International Realty is a Texas real estate brokerage, and I am its broker of record. This page is based on Unlock MLS data analyzed on October 16, 2026. 4 homes sold by Watters International Realty in La Grange (Unlock MLS, all time).

Primary records used: Unlock MLS (ACTRIS) listing and closing records via MLS Grid for Residential properties in the MLS city of La Grange; ZIP rows in the MLS cover the whole ZIP regardless of city, so this page reports the city and gives no ZIP table for 78945. The Fayette County Appraisal District holds the record for any specific parcel. Known unknowns: WIR’s New Construction Inventory sheet carried no rows for La Grange builders or communities when it was read, so this page publishes no builder price range, incentive or rate; La Grange has no neighborhood pages yet; the price-range table is left off because no range reached the sales count the table requires; and the MLS does not record why an individual listing failed to sell.
