Most of the Jonestown Hills homes that sold in the three months ending October 15, 2026 were older homes, and the builder listings there ask a median $679,850 against $419,000 for resales. In my read, an older resale here is priced against other resales, since only one new build sold, and the record is small, so a price point changes which market a home is in.

10 Jonestown homeowners have trusted my real estate team to sell their home, and that count doesn’t include a single buyer we’ve represented. Everything on this page comes from the same MLS record we used to price those homes. That includes 4 in Jonestown Hills.
Every number on this page covers Jonestown Hills only. What the Jonestown market as a whole means for a seller is on Is Jonestown tougher to sell in than Lago Vista, even with less inventory?
Last updated October 16, 2026. Sales data covers the 90 days ending October 15, 2026 and the twelve months ending the same day (Unlock MLS via MLS Grid); listing inventory as of October 16, 2026.
The typical Jonestown Hills home that sold in the last three months went for $262,000, or $218 per square foot.
It was a small and mostly older house, with a median living area of 1,062 square feet and most of the sales built before 2000. Almost every sale was a resale, and only one was a new build, so a seller here is mostly measured against other older homes.
Only 9 homes sold in those three months, under the 10 I want before reading a period on its own, so the market reading below rests on the past twelve months.
Over those twelve months homes closed at 94.7% of original asking, a balanced market for Jonestown Hills overall, while Jonestown as a whole closed at 93.6%, a buyer’s market. A price point changes which market a home is in, and the town picture is on Is Jonestown tougher to sell in than Lago Vista, even with less inventory?

Nine sales in three months is too thin to set against the town, so I use the twelve months: the median Jonestown Hills sale reached a contract in 54 days, against 80 for Jonestown as a whole.
The last three months show a wide spread. One sale needed under a month and two needed more than three, and two closed at or above their original asking price.

| 31 to 60 days | 3 |

Months of inventory is 3.7, below the metro’s 6.0, and in my read it understates the supply a seller faces, because homes that leave the market unsold are no longer counted.
Few buyers are in motion at the moment. No home is active under contract and 1 is pending.
New listings matched closings in the last three months, 9 against 9.
In the three months ending October 15, 2026 the failed-to-sell share was 40.0% against 39.9% for the Austin metro, a share that counts listings that expired or were withdrawn without selling as a fraction of every listing that reached an outcome either way. How the closed homes treated their first price is on Listing in Jonestown Hills or The Hollows? What the closed homes did with their first price.
Price per square foot barely moved, $221 over the past twelve months against $218 in the twelve months before.
The typical sale price rose further, from $259,400 to $289,000.
A median shifts with the mix of homes that sold as well as with what buyers pay, and 27 sales sit behind the newer figure and 12 behind the older, so I give the price per square foot more weight.
Homes also kept a similar share of their first price, 94.7% against 93.9%.

The last three months cannot be set against the same three months a year ago, because only one home closed in that earlier stretch. What a buyer would put on a contract for your own house is on Does a lower Jonestown median price mean your home is worth less?
Builders hold a minority of the homes for sale in Jonestown Hills, and the rest are resales. Two builder names appear on the MLS record, Bobbitt Builders and Breck Custom Homes, and the table shows what each asks.
Table 4. Builder listings in Jonestown Hills by builder name on the MLS record, as of October 16, 2026; 4 builder listings of 11 homes for sale. Source: Unlock MLS.
| Builder | Listings | Asking range | Median asking |
|---|---|---|---|
| Bobbitt Builders | 3 | $609,700 to $750,000 | $750,000 |
| Breck Custom Homes | 1 | $379,900 to $379,900 | $379,900 |
Just over half of the homes for sale, 54.5%, have been reduced from their original asking price.
In my read, a seller here competes with two kinds of listing: the builders’ homes, which ask a median $679,850, and the neighbors’ resales, which ask a median $419,000. Other Jonestown builders are on Do builders matter to a Jonestown seller when resales make up most closings?
No range had 10 sales in the last three months, and none had more than six over the twelve, so every reading here is thin.
The $200,000 to $249,999 range reads as a seller’s market over twelve months, for that range alone, and no home is for sale in it now.
The $250,000 to $299,999 range reads balanced over twelve months, with two homes for sale.
The $300,000 to $349,999 range had four sales in twelve months, too few for a reading.
The $350,000 to $399,999 range also had four, with two homes for sale and one of them reduced.
From $400,000 up, no range had more than two sales over twelve months, yet most homes for sale ask there, so a listing at the upper end has few sales of its own to point to. The timing question for your range is on Should you sell your Jonestown home now, or wait while few homes are under contract?
Jonestown Hills is a mostly older, resale-led record, and your own home decides how far it carries. Run your address to see where yours lands.
A Jonestown Hills buyer can look at an older resale or at a Bobbitt Builders or Breck Custom Homes listing that asks far more, and the number you open at decides which group yours is read with.
The question for your house: does it read as one of the older resales or as a rival to the builders’ homes, and which price tells a buyer so?
