As of October 16, 2026, builders matter to a Jonestown seller in some communities and price ranges, in my read, but resales made up most of the closings over the past twelve months. Builders account for 21.9% of the homes for sale, and the other 57 listings are resales.

The Hollows has the newest median build year in the table, with 9 closings and 8 homes for sale. The busiest, Jonestown Hills, is an older neighborhood, so most of its competition is other resales.
The two serve very different price points. A typical Jonestown Hills sale was $293,450 over the twelve months and a typical Hollows sale was $1,025,000, with Northshore on Lake Travis higher still. What those resales are worth is on Does a lower Jonestown median price mean your home is worth less?
Builders are in some price ranges and absent from others, so the answer turns on your range. Below $700,000, each range with a builder listing has just one, and a resale there mostly meets other resales. The $350,000 to $399,999 range has 8 homes for sale and only one is a builder listing.
Builders do not crowd any one range. The most builder listings in any single range are 3, and they sit in two ranges above $800,000. In my read, those are the ranges where a builder listing is most likely to share a tour with yours. The scoreboard that sets Jonestown beside the metro is on Is Jonestown tougher to sell in than Lago Vista, even with less inventory?
Resale sellers are cutting too. Twenty-nine resale listings are below their original asking price, and the typical resale listing has been up 90 days so far.
Builder listings have waited longer, a median 125 days so far, and 10 of them have cut.
Sellers on both sides have cut, and the homes a buyer tours include both kinds. A resale seller who has not cut yet is pricing against neighbors who have, and a builder listing that has cut is the same comparison from the other side. How asking prices compare with sold prices is on Does a lower Jonestown median price mean your home is worth less? In Jonestown the neighbor’s resale is the larger part of what a buyer sees, and builder listings add to the tour in communities such as The Hollows.
