In the three months ending October 15, 2026, 21 new listings came on the market in Giddings, and the homes that sold reached a contract in a median 52 days. In my read, a listing that is not selling usually has a price problem first, because every new listing gives a buyer another house to pick instead of yours.

Last updated October 16, 2026. Sales data covers the 90 days ending October 15, 2026 and the twelve months ending the same day (Unlock MLS via MLS Grid); listing inventory as of October 16, 2026.
The homes that closed in the last three months sort into quick sales and slow ones. Six reached a contract in 30 days or less and four needed more than 90, and the middle of the pack at 52 days describes neither group.
Table 1. How long the 14 homes that sold in Giddings took to go under contract, cumulative days on market to contract, 90 days ending October 15, 2026. Source: Unlock MLS.
| Days on market | Homes sold |
|---|---|
| 30 days or less | 6 |
| 31 to 60 days | 2 |
| 61 to 90 days | 2 |
| More than 90 days | 4 |
The two middle groups are the smaller ones. In my read, a listing here tends to land at one end or the other. The MLS does not split days by subdivision here, so a seller in Ot Giddings or Whispering Oaks should read the town median with care.
Buyers are still choosing houses, and the count of homes under contract is on Listing in Giddings this fall? What a busier quarter means for the price you set.
New supply keeps arriving beside them. In the last three months 21 new listings came on the market, so a new listing in Giddings is one of many a buyer can pick from.
Counting every listing that reached an outcome either way, 30.0% of Giddings listings in the last three months failed to sell, meaning they expired or were withdrawn without a sale, and the Austin metro’s share was 39.9%. The MLS does not record why any one listing failed to sell, so the reasons below are my read.
As of October 16, 2026, the typical home still for sale in Giddings has been listed 35 days so far. That is a wait that is not over yet, so it is not a finished number.
The homes that sold reached a contract anywhere from under 30 days to over 90, so a listing at day 35 is still inside the range that sold homes covered. In my read, a listing that passes the middle of that range with no contract is telling you something about its price, and the section below on what the sold homes did shows how far they came down.
Nearly half the homes for sale now sit below their original asking price.
They came down to meet buyers, and by different amounts. Resales closed at 90.2% of original asking and new builds at 97.6%, on nine resales and five new builds.
New builds reached a contract in a median 61 days and resales in 51. With sales this few, I would not read the order of those two numbers as a pattern.
Only 3 homes closed at or above their original asking price. What the two kinds of home sold for per square foot is on What is your Giddings home worth when the median and price per square foot disagree?
Price range changes how much a days figure can tell you. Only the $200,000 to $249,999 range had enough sales in the last three months for one, a median 52 days, the same as the town.
The other ranges with recent sales had three or fewer, too few for a days figure that means anything. How each range reads on the twelve months is on Listing in Giddings this fall? What a busier quarter means for the price you set.
In my read, the first price decides most of it. A listing that opens near what recent homes closed for gives a buyer a reason to call in the first weeks, and a listing that opens above it joins the cut listings.
Condition and presentation count too, and so does the response. In my read, a buyer who calls and waits for an answer is looking at the next listing by the time it arrives.

Chris’s position, WIR positions library, approved September 9, 2026.
A home that does not sell has a price problem, a promotion problem, or a product problem, and usually the seller was told it was the market. It was not the market. Plenty of homes are marketed badly, by agents who have no system for following up and no system for responding the minute a buyer raises a hand.
