In the three months ending October 15, 2026, Giddings sales came from two ends of the housing stock, houses built before 2000 and brand-new builds, with almost nothing from the years between. In my read, the town’s 94.0% of original asking blends those two kinds of sale and reads balanced overall, and a price point changes which market a home is in.

2 Giddings homeowners have trusted my real estate team to sell their home, and that count doesn’t include a single buyer we’ve represented. Everything on this page comes from the same MLS record we used to price those homes.

Last updated October 16, 2026. Sales data covers the 90 days ending October 15, 2026 and the twelve months ending the same day (Unlock MLS via MLS Grid); listing inventory as of October 16, 2026.
Giddings sales came from two ends of the housing stock. Seven homes that closed in the last three months were built before 2000, five were built in 2025 or later, and only two came from the years in between.
The older group has a home base. Ot Giddings led every other subdivision over the past twelve months with 11 closings, and the typical home that sold there was built in 1966.
The newer group is brand-new construction, and where the builders list is laid out on Selling in Ot Giddings or near Buffalo Ridge? Whose listing does your buyer see next?
That split is why one town reading can fit a house in one group and miss a house in the other.
Giddings is a balanced market overall. Homes that closed in the last three months sold at 94.0% of their original asking price, which sits in the balanced zone by the rule I use. That is the reading for the town as a whole, and a price point changes which market a home is in.
Supply points the same way. Giddings carries 6.4 months of inventory against 6.0 for the Austin metro. Months of inventory means how long it would take to sell every home on the market if no new ones came on.
Table 1. Giddings compared with the Austin metro. Sales are from the 90 days ending October 15, 2026; homes for sale are as of October 16, 2026. “Failed to sell” means the listing expired or was withdrawn without selling. Source: Unlock MLS.

Prices are moving down on the square foot: homes sold for $167 per square foot in the twelve months ending October 15, 2026, against $175 in the twelve months before.
Nearly half the homes for sale sit below their original asking price. The twelve-month view agrees with the three-month one on the balanced reading, so it does not hinge on which stretch I pick.
Your price range can put your home in a different market than the town as a whole. Every range reading below rests on twelve months of sales, because no range had enough in the last three.
On that basis four ranges have enough sales for a reading of their own, and they are sorted in the list near the end of this page. Below $200,000, in the $250,000 to $299,999 range and above $449,999, sales are too few for any reading, and the walkthrough is the only route to a number.
The year as a whole was flat, with 41 homes closed over the past twelve months against 42 in the twelve months before.
How the last three months compare with the same three months a year ago, and what that means for a listing date, is on Listing in Giddings this fall? What a busier quarter means for the price you set.
What prices did over the same year is on What is your Giddings home worth when the median and price per square foot disagree?
The first is leaning on a small base. A quarter with 14 closings can swing on one or two sales, so I treat every three-month figure on this page as a first sign.
The second is owning a house that resembles none of the recent sales. A home built between 2000 and 2014 has no closed sale from its own years to point to.
The third is a town reading that fits the town and misses your range. The $200,000 to $249,999 range reads as a buyer’s market on the twelve months while the town reads balanced, and the readings by range are on Listing in Giddings this fall? What a busier quarter means for the price you set.
Start with the question that is bothering you most. If it is timing, read Listing in Giddings this fall? What a busier quarter means for the price you set. If it is who else is for sale, read Selling in Ot Giddings or near Buffalo Ridge? Whose listing does your buyer see next? If a listing near you has been up for weeks, read Why isn’t your Giddings listing selling while new listings keep arriving? If it is the number itself, read What is your Giddings home worth when the median and price per square foot disagree?
Three builder names have homes listed in town, and the rest of what is for sale is resale.
The town reading is where I start, and your price range and your house settle how closely it applies. If that is you, the fastest way to know is to run your address.
The decision pages are linked in the list at the end, each built on the same Giddings record.
Giddings is a town of two kinds of sale and few of either, so the closest comparison for your home is usually a short list. Whether your house sits in Ot Giddings or near Buffalo Ridge, the sales on that list decide how far the town numbers apply to you.
For your house, then: which of the recent sales does it most resemble, and if a buyer saw both, would yours be the one they pick?

Chris Watters’s position, stated September 9, 2026. WIR does not forecast prices; the figures on this page are one period’s measurements.
There is pent-up demand in the market. Tons of buyers on the sidelines not purchasing. This is because there is a lack of alignment between the sellers’ personal wants and what a buyer can afford. Affordability has been severely impacted because of interest rates. Interest rates and home prices move in opposite directions in most instances. However, unlike Wall Street, the market is not that fluid. But in reality, it should be.

Primary records used: Unlock MLS (ACTRIS) listing and closing records via MLS Grid for Residential properties in the MLS city of Giddings and its ZIP code, 78942; the Lee County Appraisal District holds the record for any specific parcel. Known unknowns: WIR’s New Construction Inventory sheet carried no rows for Giddings builders or communities when it was read, so this page publishes no builder price range, incentive or rate; Giddings has no neighborhood pages yet; and the MLS does not record why an individual listing failed to sell.
