Creekfall homes reached a contract in a median 54 days in the three months ending October 15, 2026, quicker than Burnet as a whole, yet they closed at 90.2% of original asking, a buyer’s market for Creekfall overall. In my read, Creekfall is quick but hard on price, since every home for sale is a Meritage Homes or D.R. Horton listing, and a price point changes which market a home is in.

The figures on this page describe the public side of this market, the sales that were listed in the MLS. Above $1M in the Austin area, a large share of sales are never listed there and never appear online.
Those sales trade on a broker-to-broker private network, and I am a participating broker. Only the agents and brokers who do most of the business at this price point use it, and a surprising number of agents do not know it exists because they do not sell in this range. It covers homes, lots, ranches and condos priced over $1M, and much of it is waterfront or in the Austin core, West Austin, Westlake and Rollingwood, where prices run past $1.5M.
Sellers and their brokers use it for privacy: no public photos or floor plans, and no showings to buyers who have not been qualified.

50 Burnet homeowners have trusted my real estate team to sell their home in the MLS, and that count doesn’t include a single buyer we’ve represented. Everything on this page comes from the same MLS record we used to price those homes.
Every number on this page covers Creekfall only. What the Burnet market as a whole means for a seller is on Is Burnet a hard place to sell when so many homes are below their first price?
Last updated October 16, 2026. Sales data covers the 90 days ending October 15, 2026 and the twelve months ending the same day (Unlock MLS via MLS Grid); listing inventory as of October 16, 2026.
Creekfall homes that sold in the last three months went for a typical $305,495 and closed at 90.2% of their original asking price. By the rule I use, that makes Creekfall a buyer’s market overall, and a price point changes which market a home is in.
Every home that sold was built in 2025 or later, so the record is a record of new houses. Nothing built before 2025 sold in Creekfall in those three months.
The table below sets Creekfall beside Burnet as a whole, for the last three months and for the past twelve. What the town reading means for a seller is on Is Burnet a hard place to sell when so many homes are below their first price?
Table 1. Creekfall beside Burnet as a whole, 90 days and twelve months ending October 15, 2026. Source: Unlock MLS.
| Measure | Creekfall, 90 days | Burnet, 90 days | Creekfall, twelve months | Burnet, twelve months |
|---|---|---|---|---|
| Homes sold | 10 | 52 | 46 | 206 |
| Median sale price | $305,495 | $332,500 | $307,490 | $339,898 |
| Median days on market | 54 days | 96 days | 60 days | 82 days |
| Share of original asking price | 90.2% | 91.2% | 90.3% | 91.3% |
| Price per square foot (median) | $180 | $202 | $178 | $204 |
Price per square foot was $178 over the past twelve months, against $187 in the twelve months before.
The median sale price was $307,490 over the past twelve months, against $323,185 in the twelve months before.
Homes also closed further below their first price, at 90.3% of original asking over the past twelve months against 97.7% in the twelve months before.
Table 2. Creekfall sales in each period. Each row stands on its own. Source: Unlock MLS.
| Period | Sold | Median sale price | Median days on market | Share of original asking price | Price per square foot |
|---|---|---|---|---|---|
| 90 days ending October 15, 2026 | 10 | $305,495 | 54 days | 90.2% | $180 |
| Same 90 days, 2025 (July 18, 2025 to October 15, 2025) | 5 | $318,090 | 85 days | 91.4% | $178 |
| Twelve months ending October 15, 2026 | 46 | $307,490 | 60 days | 90.3% | $178 |
| Prior twelve months (October 16, 2024 to October 15, 2025) | 17 | $323,185 | 60 days | 97.7% | $187 |
The last three months add little. Price per square foot was $180 in the last three months and $178 in the same three months a year ago, but only a handful of homes closed in that earlier stretch, so I lean on the twelve-month figures.
Far more homes closed in the past twelve months than in the twelve months before, 46 against 17, which gives the recent figures more sales behind them. The price a buyer would put on your own home is covered on What would a buyer put on the contract for your Burnet home this month?
The typical Creekfall home took 54 days to go under contract in the last three months, against 96 days for Burnet as a whole.
The median hides a spread. Three homes went under contract inside a month and three waited more than three months, and only one closed at or above its original asking price.
Table 3. How long the 10 homes that sold in Creekfall took to go under contract, cumulative days on market to contract, 90 days ending October 15, 2026. Source: Unlock MLS.
| Days on market | Homes sold |
|---|---|
| 30 days or less | 3 |
| 31 to 60 days | 2 |
| 61 to 90 days | 2 |
| More than 90 days | 3 |
Right now 7 homes are active under contract and another 3 are pending, which means a buyer has already picked each of them. Active under contract means the seller has accepted an offer while the home still shows as for sale.
No Creekfall listing failed to sell in the last three months (0.0%), against 39.9% across the Austin metro. Failed to sell means a listing expired or was withdrawn in those three months without selling, as a share of every listing that reached an outcome either way. Why listings fail elsewhere in town, and which Burnet homes go fast, is on Why do Burnet homes wait so long for a contract, and which ones go fast?
Every one of the 27 homes for sale in Creekfall is a builder listing, and none is a resale. Meritage Homes and D.R. Horton are the two builder names on the MLS record, and the table below shows what each asks.
Table 4. Builder listings in Creekfall by builder name on the MLS record, as of October 16, 2026; 27 builder listings of 27 homes for sale. Source: Unlock MLS.
| Builder | Listings | Asking range | Median asking |
|---|---|---|---|
| Meritage Homes | 15 | $288,990 to $361,990 | $311,990 |
| D.R. Horton | 12 | $282,790 to $335,300 | $305,550 |
Almost half of those homes, 44.4%, have already come down from their original asking price.
17 new listings came on in the last three months against 10 closings.
In my read, a Creekfall resale would be the only resale listed in the subdivision, so a buyer would weigh it against new houses and nothing else in Creekfall. Which builders list elsewhere in town, and at what prices, is on Is the builder down the road really your biggest Burnet competitor?
No price range in Creekfall had 10 sales in the last three months, so I read the ranges on the twelve-month basis.
The $300,000 to $349,999 range reads balanced for that range on that basis, and most of the homes for sale list there.
The $350,000 to $399,999 range reads as a buyer’s market for that range on the same basis.
Months of inventory, the supporting number, is low in that range because few homes are for sale. In my read, a figure resting on so few listings moves with a single sale, so the share of original asking decides the reading.
The $250,000 to $299,999 range had too few sales over twelve months for a reading.
The $400,000 to $449,999 range had one sale over twelve months and no homes for sale. The timing question for your own range is on Should you list your Burnet home this fall, or wait for a better price?
Creekfall is a small record, and your home decides how closely it fits. Run your address to see where yours lands.
Creekfall buyers can choose between new houses from Meritage Homes and D.R. Horton, and almost half of them are already priced below where they started. Your home enters that comparison at the price you pick.
The question for your house: if a Meritage Homes or D.R. Horton listing has already come down, what makes yours worth its opening number?
