Builders hold 22.4% of the homes for sale in Burnet as of October 16, 2026, and Meritage Homes and D.R. Horton list the most of them. In my read, builders set the ceiling in the price ranges where they list, mostly below $400,000, and the neighbor’s resale is the competition everywhere else.

The figures on this page describe the public side of this market, the sales that were listed in the MLS. Above $1M in the Austin area, a large share of sales are never listed there and never appear online.
Those sales trade on a broker-to-broker private network, and I am a participating broker. Only the agents and brokers who do most of the business at this price point use it, and a surprising number of agents do not know it exists because they do not sell in this range. It covers homes, lots, ranches and condos priced over $1M, and much of it is waterfront or in the Austin core, West Austin, Westlake and Rollingwood, where prices run past $1.5M.
Sellers and their brokers use it for privacy: no public photos or floor plans, and no showings to buyers who have not been qualified.

50 Burnet homeowners have trusted my real estate team to sell their home in the MLS, and that count doesn’t include a single buyer we’ve represented. Everything on this page comes from the same MLS record we used to price those homes.
What these numbers mean if you are selling is on Is Burnet a hard place to sell when so many homes are below their first price?, and every number on this page is also broken out in the tables on Why does Burnet carry more months of inventory than Marble Falls or Bertram?
Last updated October 16, 2026. Sales data covers the 90 days ending October 15, 2026 and the twelve months ending the same day (Unlock MLS via MLS Grid); listing inventory as of October 16, 2026.
Meritage Homes and D.R. Horton list most of the builder homes in Burnet. Meritage Homes has 15 listings and D.R. Horton has 12, and no other builder has more than 2.
The MLS shows 8 builder names in all. The chart below and the table after it set out the builders with their asking ranges.
Table 1. Builder listings in Burnet by builder name on the MLS record, as of October 16, 2026; 37 builder listings of 165 homes for sale. Source: Unlock MLS.
| Builder | Listings | Asking range | Median asking |
|---|---|---|---|
| Meritage Homes | 15 | $288,990 to $361,990 | $311,990 |
| D.R. Horton | 12 | $282,790 to $335,300 | $305,550 |
| Ltx Home Builders | 2 | $575,000 to $595,000 | $585,000 |

| J&L Builders | 2 | $1,116,160 to $1,174,875 | $1,145,518 |
| Jay Otto | 1 | $594,950 to $594,950 | $594,950 |
| PNL Builders | 1 | $339,990 to $339,990 | $339,990 |
| Singleton Builders | 1 | $65,000 to $65,000 | $65,000 |
Asking prices run from $65,000 to $1,174,875 across the builder listings, so the builder your buyer compares you with depends on your price.
One builder community leads Burnet closings. Creekfall closed 46 homes over the past twelve months, far more than any other subdivision, and 25 more are for sale there now.
Council Creek comes next with 10 closed. Its typical home was built in 1963, so in my read a seller there is weighed against other resales more than against a new build.
Table 2. Burnet subdivisions by closings in the twelve months ending October 15, 2026, with the median build year of what sold and the count for sale as of October 16, 2026. Source: Unlock MLS.
| Subdivision (MLS name) | Sold, twelve months | Median sale price | Median build year | For sale |
|---|---|---|---|---|
| Creekfall | 46 | $307,490 | 2026 | 25 |
| Council Creek | 10 | $264,925 | 1963 | 3 |
| Buena Vista | 6 | $768,750 | 2005 | 1 |
| Delaware Spgs | 6 | $402,500 | 1996 | 2 |
| Donall Estates | 5 | $325,000 | 2000 | 1 |
| Cassie | 5 | $515,000 | 1974 | 9 |
| Oak Vista | 5 | $580,450 | 2006 | 2 |
| Delaware Springs | 4 | n/a | n/a | 2 |
| John Hamilton | 4 | n/a | n/a | 2 |
| None | 4 | n/a | n/a | 8 |
Cassie has 9 homes for sale against 5 closed over the twelve months, so a buyer there has more choice than recent sales alone suggest. Builders also list in Delaware Creek, Delaware Spgs, Enchanted Valley, Highland Oaks, Vanishing Texas and West Fall Village Phase 3.
Builders compete at some prices and not at others. They hold most of the homes for sale in the $300,000 to $349,999 range, the only range with enough sales in the last three months for the table below.
Table 3. Burnet homes by price range. Sales are from the 90 days ending October 15, 2026; homes for sale are as of October 16, 2026. A range is a seller’s market when homes sell for at least 97% of their original asking price, balanced from 94% to 97%, and a buyer’s market below 94%. Each reading is for that price range only; a different price point changes which market a home is in. Only price ranges with at least 10 sales in the last 90 days are shown. Source: Unlock MLS.
| Price range | Sold | Median sale price | For sale | New builds for sale | Homes that cut their price | Months of supply | Market |
|---|---|---|---|---|---|---|---|
| $300,000 to $349,999 | 15 | $310,000 | 32 | 20 | 14 | 6.4 | balanced |
Builders list in the $250,000 to $299,999 range too, with far fewer homes.
No builder lists a home in the $450,000 to $499,999 range, so a resale priced there is competing with other resales.
Buena Vista, Donall Estates and Oak Vista each closed 5 or 6 homes over the twelve months, and the typical home in each was built between 2000 and 2006. In my read, those are resale communities, and a seller there competes with the neighbor’s resale more than with a builder.
In my read, a buyer touring a builder community and a buyer touring an older one are weighing different things. Your community decides which group your home is measured against, which is why the first thing I check is the subdivision.
Resale sellers hold the larger share of what is for sale, and most of them have already cut. Resale listings ask a median $534,250, and 77 are priced below their original asking price.
The typical resale has been listed 91 days so far, against 75 for the typical builder listing. Those are the ages of listings still on the market and not times to sell.
A buyer who sees a cut listing in the morning judges your first price against it in the afternoon. Whether that changes your timing is on Should you list your Burnet home this fall, or wait for a better price?
In my read, a resale earns its place on the tour by being move-in ready and by opening at a price the recent sales support. Builders have cut as well, with 16 of their listings priced below original asking.
How the two kinds of home compare per square foot is on What would a buyer put on the contract for your Burnet home this month? How quickly each goes under contract is on Why do Burnet homes wait so long for a contract, and which ones go fast?
That depends on your price and your part of town, and an address tells us more than the averages do. If that is you, the fastest way to know is to run your address.
How long the homes around you take to reach a contract is on Why do Burnet homes wait so long for a contract, and which ones go fast?
Burnet has more resale listings than builder listings, and the finished homes in Creekfall and the other builder communities are the ones a buyer may tour first. Your home is measured against whichever of the two sits nearest your price.
So for your house: at the price you would list at, which homes would a buyer walk through this week, and what does yours show them that those do not?

Know the exact house your buyer will tour the same afternoon as yours, by community and by price. Most sellers price against the neighbor’s resale.
In Burnet the resale listings are the larger group, so the neighbor’s resale is still the competition in most of the town.
