A buyer’s market in Rockdale does not by itself call for waiting: as of October 16, 2026, 12 homes are active under contract. Over the past twelve months the town read as a buyer’s market overall, and one price range read balanced, and each reading is for that geography as a whole, since a price point changes which market a home is in. In my read, a seller whose home is ready can list now and price to what has closed, and a seller whose home needs repairs should do them first.

Last updated October 16, 2026. Sales data covers the 90 days ending October 15, 2026 and the twelve months ending the same day (Unlock MLS via MLS Grid); listing inventory as of October 16, 2026.
Price per square foot was $151 over the twelve months ending October 15, 2026 and $151 over the twelve months before, so the price of space held steady.
The median sale price is where the gap shows: $228,000 in the three months ending October 15, 2026, against $281,802 in the same three months last year.
That year-ago figure rests on only 16 sales, so I treat it as a reference point only. A seller holding out for last summer’s number is pricing against lower recent sales. The chart below puts this season beside the same season a year ago.
Right now 12 Rockdale homes are active under contract and another 3 are pending, which means buyers have chosen them.
That pipeline tells a seller that contracts are being written in town while most listings have cut, and it says nothing about what next month holds.
Most Rockdale listings have already come down: 60.4% of the homes for sale are priced below their original asking price, against 58.9% across the Austin metro.
A seller who opens at last year’s number joins those listings. How long they have been up, and what a first price does to the wait, is on Why do Rockdale listings split between quick contracts and long waits?
The ranges are read on the twelve-month basis, as the scoreboard explains, and the town as a whole reads as a buyer’s market on that basis. Each reading is for that range only, and a price point changes which market a home is in.
The $200,000 to $249,999 range reads as a buyer’s market on twelve months, the same reading as the town’s, and it is one of the two busiest ranges of the year.
The $250,000 to $299,999 range, the other busy one, also reads as a buyer’s market for that range, and so does the $350,000 to $399,999 range.
The $150,000 to $199,999 range reads balanced for that range, which differs from the town. The $300,000 to $349,999 range reads as a seller’s market for that range, but it rests on only a few sales, so I would not lean on it.

Rockdale’s sales lean toward older houses, so a seller of an older home has recent sales of its own kind to point to, and the house itself is the variable. In my read, an older house in good order can list now and meet the market as it stands.
An older house with open repair items is a different case. Fixing first changes the home itself, which a month of waiting does not.
The MLS record carries no speed figures by subdivision, so I cannot say a Cornerstone seller should time a sale differently from anyone else. What the record does show is price range: builder listings sit in three ranges, and which three is on Does Cornerstone compete with your Rockdale house, or only the older homes?
