Rockdale shares one market between older houses, which made up most of the sales in the three months ending October 15, 2026, and newer homes in Cornerstone. Those sales closed at 92.2% of original asking, which in my read makes Rockdale a buyer’s market overall, and a price point changes which market a home is in.

11 Rockdale homeowners have trusted my real estate team to sell their home, and that count doesn’t include a single buyer we’ve represented. Everything on this page comes from the same MLS record we used to price those homes.

Last updated October 16, 2026. Sales data covers the 90 days ending October 15, 2026 and the twelve months ending the same day (Unlock MLS via MLS Grid); listing inventory as of October 16, 2026.
On supply, Rockdale looks tighter than the metro: 5.1 months of inventory, against 6.0 across the Austin metro. Months of inventory is the time it would take to clear today’s listings at the recent pace of sales if no new homes were added.
When supply and sale prices disagree, I go with what sellers got. Metro homes closed at 94.3% of original asking, which is balanced for the metro overall, and Rockdale’s closed lower. Each reading is for its own geography as a whole, and a price point changes which market a home is in. Meanwhile 60.4% of the Rockdale homes for sale are already below where they started, so a new listing prices against listings that have conceded once.
The typical Rockdale home sold for $228,000 in the last three months, against $405,000 in the metro.
The median home took 58 days to reach a contract, against 56 across the metro. Every measure sits side by side in the tables on Where does Rockdale’s 76567 stand against Cameron, Thorndale and Taylor?
One ZIP code, 76567, covers the town in this data and reads the same as the town, so there is no second ZIP to compare. The chart below sets it beside the metro.
Builders hold a small share of what is for sale here. The MLS shows one builder name, D.R. Horton, and its listings are all in Cornerstone, which closed more homes than any other Rockdale subdivision over the past twelve months.
The rest of the market is resale. Most of the homes that sold in the last three months were built before 2000, and only a few were built in 2025 or later, so the typical Rockdale seller is selling an older house and the closed sales they can point to are older houses too.
A seller near Cornerstone has a different comparison from a seller in the older part of town. The builder share and the listings behind it are on Does Cornerstone compete with your Rockdale house, or only the older homes?
More Rockdale homes are selling. The town closed 102 homes over the past twelve months, against 88 in the twelve months before.
Price per square foot was $151 in both twelve-month periods. The median sale price moved on its own, $220,000 against $248,500, and what that means for your number is on What is your Rockdale home worth next to Cornerstone’s lower asking prices?
The first is pricing against listings that have already come down. A seller who opens high is asking a buyer to pass over homes that have conceded.
The second is how unevenly homes move. Some Rockdale homes went under contract inside a month while others took more than three, and what a first price does to that split is the subject of Why do Rockdale listings split between quick contracts and long waits?
The third is reading the town as one market. Two price ranges read differently from the town on the twelve-month basis, and the timing question for each is on Does a buyer’s market mean you should wait to sell in Rockdale?
Start with the question that is bothering you most. If it is timing, read Does a buyer’s market mean you should wait to sell in Rockdale? If it is whether Cornerstone matters to your sale, read Does Cornerstone compete with your Rockdale house, or only the older homes? If a listing near you has gone quiet, read Why do Rockdale listings split between quick contracts and long waits? Most Rockdale sales are older houses, and the newest come out of Cornerstone, so the comparison in your head and the comparison on a buyer’s list may not match. Start with your own street: which nearby listings have already dropped, and what would an inspector find at your house?
Put it to your own house this way: at the price you would open at, would a buyer who sees it beside a Cornerstone home and an older house down the road put yours first?

Chris Watters’s position, stated September 9, 2026. WIR does not forecast prices; the figures on this page are one period’s measurements.
There is pent-up demand in the market. Tons of buyers on the sidelines not purchasing. This is because there is a lack of alignment between the sellers’ personal wants and what a buyer can afford. Affordability has been severely impacted because of interest rates. Interest rates and home prices move in opposite directions in most instances. However, unlike Wall Street, the market is not that fluid. But in reality, it should be.
Buyers are still here in Rockdale, though: 28 homes sold in the last three months, against 16 in the same three months last year.
Watters International Realty is a Texas real estate brokerage, and I am its broker of record. This page is based on Unlock MLS data analyzed on October 16, 2026. 11 homes sold by Watters International Realty in Rockdale (Unlock MLS, all time). Primary records used: Unlock MLS (ACTRIS) listing and closing records via MLS Grid for Residential properties in the MLS city of Rockdale and its ZIP code; the Milam Appraisal District holds the record for any specific parcel. Known unknowns: WIR’s New Construction Inventory sheet carried no rows for Rockdale builders or communities when it was read, so this page publishes no builder price range, incentive or rate; Rockdale has no neighborhood pages yet; and the MLS does not record why an individual listing failed to sell.
