Jonestown is the tougher market to sell in for the three months ending October 15, 2026, in my read, even though it has fewer homes waiting than Lago Vista. Jonestown homes closed at 92.5% of original asking, a buyer’s market, while Lago Vista’s closed at 94.4%, which is balanced. Those are readings for each town overall, and a price point changes which market a home is in.

Last updated October 16, 2026. Sales data covers the 90 days ending October 15, 2026 and the twelve months ending the same day (Unlock MLS via MLS Grid); listing inventory as of October 16, 2026.
Jonestown has fewer homes waiting than Lago Vista, and its sellers still came away with less of their first price. The chart below shows 8.8 months of inventory in Jonestown against 10.5 in Lago Vista.
Months of inventory is how long the homes now for sale would last at the recent pace of sales. I treat it as a supporting number, because the share of original asking price that sellers actually received decides the reading. Lago Vista has the longer supply and the better reading, since its sellers got closer to their first price.
The Austin metro is tighter than both, at 6.0 months, and reads balanced as a whole. Leander is far busier than Jonestown, with 338 closings in the three months, and Point Venture had only 7, so I leave both out of the comparison that matters to a Jonestown seller. Inside the town, Jonestown Hills and The Hollows are the two busiest subdivisions, and the sections below say how they differ.

The pace is the plainest difference. A typical Jonestown home that sold took 87 days to reach a contract, against 56 in the metro, so a seller here waited nearly three months for a buyer. How the homes that closed handled their first price is on Listing in Jonestown Hills or The Hollows? What the closed homes did with their first price
Prices in Jonestown are level per square foot and lower at the median. Price per square foot was $264 over the past twelve months, against $262 over the twelve months before.
The median sale price moved the other way, $550,000 over the past twelve months against $770,500 the year before. In my read that gap comes from which homes happened to sell, because a median shifts with the mix of homes as well as with their prices, and a price per square foot that held does not point to buyers paying less for the same house.
Sales volume was higher over the same stretch, with 87 closings in the past twelve months against 74 the year before. A seller anchored to the older, higher median is anchored to a number the recent sales do not support. What a buyer would pay for a particular house is on Does a lower Jonestown median price mean your home is worth less?
Builders list homes under 8 builder names in Jonestown, and they are a minority of what is for sale.
The sales record here is mostly older homes. Jonestown Hills led the past twelve months in closings, and the median home that sold there was built in 1985. The Hollows is the newer community, with a median build year of 2022 and builder listings among its homes for sale.
The builders, their asking ranges and the communities are laid out on Do builders matter to a Jonestown seller when resales make up most closings?
The biggest risk is reading a price range off too few sales. No Jonestown range closed 10 homes in the last three months, so every range reading here rests on the twelve months instead.
Three ranges read as a seller’s market on the twelve-month basis for each of those ranges, since a price point changes the market: one from $350,000 to $399,999 and two above $1,000,000.
Each rests on only 5 to 7 sales, so one or two houses can move the reading. The other ranges are sorted on Should you sell your Jonestown home now, or wait while few homes are under contract?

Jonestown shares its ZIP code with neighboring towns, so a ZIP number would blend markets that read differently, and the town figures here are the closer guide. Inside the town, a Jonestown Hills house and a Hollows house are priced in very different worlds.

Chris Watters’s position, stated September 9, 2026. WIR does not forecast prices; the figures on this page are one period’s measurements.
There is pent-up demand in the market. Tons of buyers on the sidelines not purchasing. This is because there is a lack of alignment between the sellers’ personal wants and what a buyer can afford. Affordability has been severely impacted because of interest rates. Interest rates and home prices move in opposite directions in most instances. However, unlike Wall Street, the market is not that fluid. But in reality, it should be.
In Jonestown the gap shows in the listings: 53.4% of the homes for sale are priced below where they started.
