When the median price and the price per square foot disagree in Johnson City, I price from the square foot: it was $257 over the twelve months ending October 15, 2026, against $276 the year before. In my read the median moves with which homes sold, so I use it as a check.

The figures on this page describe the public side of this market, the sales that were listed in the MLS. Above $1M in the Austin area, a large share of sales are never listed there and never appear online.
Those sales trade on a broker-to-broker private network, and I am a participating broker. Only the agents and brokers who do most of the business at this price point use it, and a surprising number of agents do not know it exists because they do not sell in this range. It covers homes, lots, ranches and condos priced over $1M, and much of it is waterfront or in the Austin core, West Austin, Westlake and Rollingwood, where prices run past $1.5M.
Sellers and their brokers use it for privacy: no public photos or floor plans, and no showings to buyers who have not been qualified.

2 Johnson City homeowners have trusted my real estate team to sell their home in the MLS, and that count doesn’t include a single buyer we’ve represented. Everything on this page comes from the same MLS record we used to price those homes.
Every number on this page comes from Unlock MLS and is dated in the box at the top of the page.
Last updated October 16, 2026. Sales data covers the 90 days ending October 15, 2026 and the twelve months ending the same day (Unlock MLS via MLS Grid); listing inventory as of October 16, 2026.
The homes that closed in the last three months sold at a median $301 per square foot, and the typical home measured 1,731 square feet. A median taken from 9 sales moves when one large house is among them, whether it sits in Legacy Hills, Oak Forest or Creekview Estates.
The resales among them sold at a median $379, which the chart below shows, and the new builds are too few to give a figure of their own.
The twelve months send mixed signals. A square foot sold for a median $257 over the past twelve months, and for $276 over the twelve months before.
The median sale price rose over the same two periods, $457,865 against $400,000.
In my read, a median that climbs while the square-foot price falls means a different mix of homes sold, so I price from the square-foot figure and check it against the median. The timing side is on Is your Johnson City home in a price range where sellers still have the edge?
The 6 resales that closed had a median sale price of $1,215,000, against $492,000 for all 9 closings.
In my read, a few large, expensive resales pull the resale median up. That is one more reason I use price per square foot and the twelve months, and not a quarter’s median, to place a home.
Resale listings ask a median $381 per square foot.
The builder listings ask a median $2,145,000, or $508 per square foot. They are 3 listings under 2 builder names, so that median describes only those houses.
Which builders and communities those listings come from is on Which Johnson City listings are your buyer’s next stop after yours?
A first price is a starting point here. Homes sold for 92.0% of original asking over the past twelve months, which is what buyers actually paid. The last three months came in at 91.7%, so the quarter and the year point the same way for a seller choosing a first price.
The useful number for a seller is what buyers paid in a range like yours, and with this few sales the record cannot give a reliable one for most ranges.
Why some homes wait past that point is on Why do so many Johnson City homes wait over three months to reach a contract?
As many as the record allows, and here that is not many. 40 homes closed in the past twelve months, so one house that sold for an unusual reason can bend a comparison.
The twelve-month square-foot figure rests on that full year and the three-month figure on 9 sales, and I would not compare the two directly, since a small quarter can sit well away from its year.
Before I put a number on a home I look at several closed sales, at the homes listed beside it, and at what each of them has done with its price.
The value on a tax record and the price in a contract come from different processes on different dates, and I do not predict appraisal outcomes.
Watters International Realty is a real estate brokerage and not a tax or legal adviser. Questions about your own appraised value, your homestead cap, whether to protest, a PID or MUD assessment on your lot, or what a bond election would do to your own tax bill belong with a tax professional, and the record for your specific parcel is held by the Blanco County Appraisal District (https://www.blancocad.com). What WIR can tell you is what a buyer would pay.
The town-level picture is on What should a Johnson City seller know before listing in a market this thin?
A sale you remember is one data point, and your price range and the condition of the house decide how much it tells you. If that is you, the fastest way to know is to run your address.
What your buyer will compare yours with is on Which Johnson City listings are your buyer’s next stop after yours?
Johnson City’s last three months hold 9 sales, and the resales among them had a median above $1,000,000, so no single figure above fits yours.
For your house, then: with more than half the listings around it already cut, what would a buyer in Oak Forest or Legacy Hills write on the contract for yours?

Your appraised value and recent sold comps is where the market was yesterday. Tomorrow, the market is where your competition stands on price and features.
